This apartment, built in 2009 in Gerasdorfer Oberlisse, offers plenty of room for manoeuvre. A large living area, three additional rooms, two small terraces and a floor plan that does not always obediently stick to the rectangle. Added to this is lots of light, surprisingly many windows and several details that you only discover when you look a little more closely.

From the entrance hall, you go right into the living area – and there is space. For a large dining table, for a cosy living arrangement and also for rearranging furniture without having to reinvent the entire apartment straight away.

The east-facing orientation brings in plenty of light, especially during the first hours of the day.

Back in the apartment, the way continues into the rear area. This is where the three additional rooms are located – and now the room for manoeuvre is also evident in the floor plan.

Because none of them looks like the others. Some walls take a different angle, windows are positioned on different sides and one of the rooms has no fewer than three of them. This creates interesting rooms that above all have one thing in common: They are wonderfully bright.

What they become is up to each person to decide. Bedroom, children’s room, guest room, home office or perhaps a separate room for something that otherwise always has to happen somewhere in between. With three additional rooms, you can afford this little luxury.

One of them also has direct access to the second terrace. This gives the rear, more private part of the apartment its own outdoor space as well.

What you can neither really see in the photos nor on the first tour is one of its finer features: the residential ventilation system. It continuously provides fresh air and a pleasant indoor climate – in summer and winter alike. One of those things you may not talk about first when buying an apartment, but which you quickly come to appreciate when living there.

The fact that the apartment is on the ground floor brings another advantage: The way outside is pleasantly short. This can be particularly convenient in everyday life for dog owners. Attach the leash – and off you go. No stairs, no lift and no long journey through the stairwell.

The location also works nicely: here you live quietly in Oberlisse, but nevertheless not far from the action. Public transport connections are very good, and Vienna can also be reached extremely quickly by car. Living quietly while still getting away quickly – sometimes you simply do not want to give anything up.
