The extraordinary attic apartment is located in a Wienerwald villa built around the turn of the century with a family character in a dreamlike vantage point on the Lawies in Tullnerbach.

In 2010 the attic was completely gutted and high-quality converted, renovated and refurbished. Access to the 2,5-room apartment is on the ground floor, via the staircase belonging to the apartment, where also a storage room with washing machine connection, a WC with a window and another storage space that can be used as a wardrobe are located. Already at the entrance to the apartment, the breathtaking view of the opposite Wienerwald becomes apparent, even the historic Turmvilla in Pressbaum can be seen. The ca. 60 m² large living-, dining-, kitchen area with an open gable offers a stylish Intuo-Designer kitchen with brand appliances. The highlight of the apartment are certainly the two southern panoramic windows with 3-fach verglasten Schiebeelementen with breathtaking view into the opposite Wienerwald.

Attached to the west-facing bedroom is a custom-made en suite bathroom with tub, Walk-In-Dusche and double washbasin, made by a carpenter.

The south-facing, gently sloping, roughly 300 m² garden is assigned to the apartment and is accessible via the east side of the house. Here there is a ca. 23 m² large, fully insulated garden house, with an attached terrace with pergola as well as a swimming pond with nature- and swimming area.

Heating is via vertical design radiators using a gas-fired central heating system. The west side of the house is fully heat-insulated.

To the Wienerwaldsee recreation area with panoramic path, playground, Beach Volleyball- and Skaterplatz one can reach in a few minutes by bicycle or on foot. The Norbertinum to the east is easily reachable on foot; here are the agricultural school with a horse emphasis, the Wienerwald Gymnasium and the Volksschule Tullnerbach. To the well-known Sacre Coeur Pressbaum school center with elementary school, new middle school, gymnasium, kindergarten and a Bildungsanstalt for Kindergärtnerinnen, one reaches in about 10 minutes walking time via the "Bahnwegerl", a footpath along the Westbahn.

All infrastructure facilities of the surrounding municipalities Tullnerbach and Pressbaum (doctors, local suppliers, schools, gastronomic establishments and much more) are reachable on foot or more comfortably by car. The Vienna city limits (Wien Auhof or Wien Liesing) are only a few minutes away by car. Via the Pressbaum junction of the A1 one reaches the Lower Austrian capital St. Pölten in around 30 minutes. The Tullnerbach-Pressbaum station offers through S-Bahn and regional trains an optimal public connection towards Vienna and St. Pölten.
