About this apartment
Above the rooftops of Geidorf – 3-room penthouse with two loggias
Live right at the top, in one of Graz’s most sought-after districts: This 3-room apartment is located on the top floor of the building at Rosenhaingasse 7, the so-called atelier floor. On approx. 71.87 m², you can expect a bright living and dining area extending through the building, with herringbone parquet flooring and two equally sized rooms. The real highlight is two covered loggias on opposite sides of the apartment, one facing southeast and one northwest. There is also a major advantage: The building has undergone comprehensive energy refurbishment, and the work is already almost complete.

The apartment
The living and dining area, measuring approx. 33 m², extends across the entire depth of the building. This gives it light from two sides and access to both loggias. The white fitted kitchen is openly integrated into the living area. The two rooms, each measuring approx. 10.9 m², are separated from each other on opposite sides of the apartment. They are suitable as bedrooms, children’s rooms or a home office. There is also a bathroom with corner shower, a separate WC, a storage room, as well as an entrance hall and corridor.
The bathroom and WC have a special feature: Both have an electrically opening roof window. This provides them with daylight and allows natural ventilation at the push of a button.
Two loggias – two directions
Morning coffee on the southeast loggia with far-reaching views across the city, evening sun on the northwest side with views of the greenery. Together, the two loggias offer approx. 17 m² of outdoor space, one of them with a glass canopy. With these far-reaching views, the apartment feels like a genuine penthouse.

The building and the refurbishment
The solidly constructed residential complex dates from around 1970. In 2025/26, the owners’ association implemented comprehensive energy refurbishment:
- Thermal insulation of the façade and basement ceiling
- New roof structure including insulation
- New windows and balcony doors including sun protection
- Modernisation of the heating system (district heating)
- Refurbishment of the electrical riser cables and lightning protection
- Photovoltaic system on the roof
- Concrete refurbishment of the balconies and loggias with new railings
The effect is measurable. According to the energy performance certificate, the heating demand is calculated to fall from 111.4 kWh/m²a (class D, 2019 existing condition) to 36.4 kWh/m²a (class B). Overall energy efficiency improves from fGEE 1.81 to 0.71 (class A).
Refurbishment costs and maintenance reserve – explained transparently
The maintenance reserve currently amounts to € 258.27 per month and is therefore deliberately above average. The reason is the refurbishment. The owners’ association pre-financed the work through the reserve account. According to the property management, this account currently shows a provisional negative balance of around € 4.9 million for the entire complex. Calculated proportionally, around € 50,000 of this relates to this apartment, before deduction of subsidies. The ongoing reserve contributions are paid into precisely this account.
This is what happens next: The construction measures are largely complete. The property management is now settling accounts with the two subsidy bodies of the federal government and the province. Based on experience, processing takes around one year. Only afterwards will the actual financing requirement be determined and presented at an owners’ meeting. Each apartment can then either pay its share as a one-off payment or participate in a joint loan.
For buyers, this means: The major investments in the building envelope, roof, windows, heating and electrical systems have already been implemented. Instead of an open refurbishment risk, there is a clearly agreed process: first the subsidy settlement, then the final settlement, then a one-off payment or loan.
Monthly costs
The total monthly assessment amounts to € 590.83 incl. VAT:
- Operating costs: € 200.31 net (€ 220.34 incl. 10% VAT)
- Heating cost advance payment: € 93.52 net (€ 112.22 incl. 20% VAT)
- Maintenance reserve: € 258.27 (VAT-free)
Energy performance certificate: HWB 36.4 kWh/m²a (B), fGEE 0.71 (A), according to the energy performance certificate dated 05.06.2023. The calculation is based on the refurbishment planning; the energy performance certificate after completion is still outstanding. Existing condition before refurbishment according to the 2019 energy performance certificate: HWB 111.4 kWh/m²a (D), fGEE 1.81 (D).
