Whoever moves in here lives in one of the oldest and most significant buildings in Hall in Tirol – a late Gothic salt warehouse that was built in the 16th century for river shipping on the Inn and served as a storage house for the white gold of the region. Centuries of history have shaped these walls: salt, ores, pioneers, silence – and finally a careful rebirth as high-quality living space that uniquely combines past and present.

The salt warehouse on the Untere Lend

The building Untere Lend 17 is a late Gothic, two-storey solid house that was built in the 16th century in the course of the flourishing Hall saltworks economy for river shipping on the Inn. It initially served as a storage house for salt – at that time one of the most valuable trade goods of Tyrol – and with the economic development of Hall was additionally used for the storage of ores.

From 1805 until the end of the Second World War, the military took over the building to accommodate pioneers. After the war it stood empty – until in 1982 it was placed under monument protection because of its historical, artistic and cultural significance. The Federal Monuments Office thus honored a building monument of exceptional rank.

The roof structure – dendrochronologically dated to the 1720s

A dendrochronological study by the University of Innsbruck proved that the current roof structure of the building was erected shortly after 1728 – thus it represents a conversion measure of the object already built in the 16th century. The woods used, mainly spruce wood from the Tyrolean region, were demonstrably not felled specifically for this building, but were sourced from a larger timber stockpile – probably from the historical timber market in Längenberg near Telfs, from where the wood was floated on the Inn to Hall.

Tfloat trips on the Inn have been documented since the 12th century. The fact that wood from different locations was used – recognizable by the different annual ring patterns of the samples – makes this roof structure a unique testimony to historical building practice in Tyrol.

Renovation & monument protection – officially accompanied and approved

In 1993 the city of Hall sold the building. To enable residential use, it was renovated and in 2015 the conversion of the attic into high-quality lofts began. The decision of the Federal Monuments Office (BDA) approved the alteration of the listed object under strict conditions: historic construction parts, exterior doors, facade and masonry are to be preserved and restored in agreement with the provincial conservator. Every measure – from plaster additions to window renewals to energy efficiency improvements – was accompanied by monument specialists.

The result is a property that combines the best of both worlds: the authentic substance of a building monument of national rank and contemporary living comfort at the highest level.
