Innviertler Versailles is a Baroque water castle in the heart of Innviertel, which has been largely renovated in recent years and is in an excellent structural condition. It has been developed profitably and a functioning business concept with various branches (events, holidays/nights, attractions, gastronomy, shop, rental, etc.) has been established. The tourist use of the castle should be expanded through interactive castle tours and additional tourist offerings.

The property is heated by a central 440 KW pellet system from Hargassner. The castle has installed the control element from “Loxone,” which allows determining the exact energy requirements of each apartment. The access system for the apartments is possible without a staffed reception and is also fully automated. The last renovation took place in 2021.

A total of 8 apartments are located on the 2nd floor and are reachable by an elevator. 2 apartments (Azalea, Jasmin) are barrier-free, 6 apartments are additionally accessible via stairs. View: onto the castle courtyard, onto the moat and into the greenery. Parking spaces are sufficient in the castle courtyard. Noise rule: absolute quiet location

You can use your apartment privately as a second home and/or rent it out to tourists through a management company!

• For a desired tourist rental of the apartment, an annually terminable service contract is concluded.
• There is a management fee of 25% of the nightly price. This includes the supervision and handling of the rental, marketing, the back-end system, the room service and daily cleaning.

The seller is aware of the need for an energy certificate and is currently working on its preparation.
