In the Boutique Apartment ‘Dahlia’ Bordeaux-red Baroque furniture set wonderful accents in the modern, fully equipped kitchen and the dining area. Natural old wooden beams as well as gold-black details make the bright, high room something special. Innviertler Versailles is a baroque water castle in the heart of the Innviertel, which has been extensively renovated in recent years, and is in an excellent structural condition. It has been profitably developed and a functioning business concept with various branches (events, holidays/nights, attractions, gastronomy, shop, rental, etc.) has been established. The tourist use of the castle should be expanded through interactive castle tours and additional tourist offerings.

In the castle the control element from ‘Loxone’ has been installed, allowing the exact energy demand of each apartment to be determined. The access system for the apartments is possible without a staffed reception and is also fully automated.

The last renovation took place in 2021.

Eight apartments are located on the 2nd floor and are accessible by elevator. Two apartments (Azalea, Jasmine) are barrier-free, six apartments are additionally reachable via stairs.

You can privately use your apartment as a second home and/or rent it out to tourists through an operator company!

• If tourist rental of the apartment is desired, an annually terminable service contract is concluded.
• There is a management fee of 25% of the nightly price. This includes the supervision and handling of the rental, marketing, the backend system, the room service and daily cleaning.

The seller is informed about the need for an energy certificate and is currently working on its preparation.
