New fee exemption for property purchases:
Since 1 April 2024 buyers of properties up to an assessment basis of 500,000 euros (per person) can be exempt from land registry fees for ownership rights and for the mortgage (1.1% of the purchase price or 1.2% of the encumbrance value). If the assessment basis exceeds 500,000 euros, only the excess portion is subject to the registration fee. From an assessment basis of 2 million euros, however, the fee exemption ceases entirely. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the main residence in the acquired property and the relinquishment of the dwelling rights in the previous apartment. For credit-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is given up, the fee is retroactively charged.
