Since 1 April 2024 buyers can be exempt from land register entry fees for ownership rights and for the pledge (1.1% of the purchase price or 1.2% of the pledged value) for properties up to a basis of 500,000 euros per person. If the basis exceeds 500,000 euros, only the excess portion is subject to the entry fee. From a basis of 2 million euros, however, the fee exemption does not apply at all. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the relinquishment of the living rights to the previous apartment. For mortgage-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is relinquished, the fee is charged retroactively.
