Since April 1, 2024 buyers of properties up to a base of 500,000 euros (per person) can be exempt from land registry fees for the ownership right and for the mortgage (1.1% of the purchase price or 1.2% of the mortgage value). If the base value exceeds 500,000 euros, only the excess portion is subject to the registration fee. From a base value of 2 million euros, however, the fee exemption completely disappears. Applications for entry in the land registry must be submitted between July 1, 2024 and June 30, 2026. The exemption requires both the registration of primary residence in the acquired property and the surrender of the rights to residence in the previous apartment. For mortgage-financed purchases, more than 90% of the loan must be used for the purchase or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is abandoned, the fee will be reimposed.
