New: Fee exemption for real estate purchases:
Since 1 April 2024 buyers of real estate up to a basis of assessment of 500,000 euro (per person) can be exempt from land registry fees for the ownership right and for the collateral right (1.1% of the purchase price or 1.2% of the pledge value). If the basis of assessment exceeds 500,000 euro, only the exceeding part is subject to the registration fee. From a basis of assessment of 2 million euro the exemption is completely eliminated. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the abandonment of the property rights to the previous apartment. In credit-financed purchases more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is abandoned, the fee is subsequently adjusted.
