In the case of a closing with you or a third party named by you, our fee (pursuant to the Fee Regulation for real estate agents, BGBI. 262 and 297/1996) 3% of the purchase price plus the statutory value-added tax, totaling 3.6%.
New fee exemption for real estate purchases:
As of 1 April 2024, buyers of real estate up to a basis of 500,000 euros (per person) can be exempt from land registry fees for ownership rights and for the right to pledge (1.1% of the purchase price or 1.2% of the collateral value). If the basis exceeds 500,000 euros, only the portion above is subject to the registration fee. From a basis of 2 million euros, however, the exemption does not apply at all. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the relinquishment of ownership rights to the previous apartment. For mortgage-funded purchases, more than 90% of the loan must be used for the acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is given up, the fee is increased subsequently.
