NEW Fee exemption when buying real estate:
Since 1 April 2024 buyers of real estate up to a base value of 500,000 euros (per person) can be exempted from land register entry fees for ownership and for the collateral rights (1.1% of the purchase price or 1.2% of the mortgage value). If the base value exceeds 500,000 euros, only the excess part is subject to the entry fee. From a base value of 2 million euros, the fee exemption is entirely eliminated. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of primary residence in the acquired property and the relinquishment of the dwelling rights to the previous apartment. For mortgage-financed purchases, more than 90% of the loan must be used for acquisition or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the primary residence is abandoned, the fee is increased afterward.
