The project is located in Jedlesee in the 21st district and shines with its absolute quiet location in the middle of greenery. It is a leasehold on land owned by the Stift Klosterneuburg with a 100-year contract. A four-story residential complex with 20 apartments and 15 underground parking spaces is being built in solid construction. Completion is planned for Summer 2025.

Leasehold
Given the rapidly rising land prices, single-family houses and residential developments are often built on land that belongs to others. In Austria, leasehold is the special right to build on someone else’s land. The landowner remains the owner of the property and grants the builder the leasehold for several decades. This is noted in the land register and is encumbered, saleable and inheritable. Through the leasehold model, acquisition costs and thus the equity required can be noticeably reduced. In this project, a leasehold contract with Stift Klosterneuburg has been concluded for 100 years. The lease payment currently amounts to only € 1,45/m² per month. Good reasons for leasehold:
- Elimination of the land purchase and thus lower acquisition costs. This leads to a reduction of the equity share as well as any financing costs.
- Stift Klosterneuburg as institutional contract partner provides security and continuity.
- You can use the leasehold apartment like an owner (sell, rent, and burden).
- Your rights are also secured by inheritance.
- Termination is not possible during the term.
- For buyers of presale apartments, leasehold provides an additional cost advantage. Since the land is not purchased when buying a leasehold apartment, it can be depreciated 100%, compared to only 60% for classical presale apartments. Furthermore, the leasehold rent can be depreciated as an expense in the rental.
Purchase price and ancillary purchase costs
