About this apartment

Magnificent historic gem in the prestigious Pratercottage

You reside in a detached urban villa in the Pratercottage, whose elegance is further emphasized by the beautiful façade and the wood-panelled staircase. At the sought-after address Böcklinstraße, right by the Green Prater, a sunny, east-facing apartment with unobstructed views awaits you on the 2nd floor with lift.

The history of the house

This architectural masterpiece, with its bright façade, distinctive red roof and charming bay windows, was built in 1912 by the renowned architect Adolf Oberländer. The villa truly breathes history: The British writer Dorothea Gerard and the well-known publicist and Freemason Eugen Lennhoff (between 1921 and 1934) were among the illustrious residents of this house. Above all, however, the villa tells the story of Viennese science: Eugen Steinach (1861–1944), a pioneer of hormone research, ran his practice here. His research at the Vivarium in the nearby Prater attracted international attention; he was nominated for the Nobel Prize eleven times. This special past complements the architectural charm of the house in a delightful way.

The apartment

The lift stops directly next to the apartment entrance door, taking you into the apartment, which impresses as follows: The three large rooms with ceiling heights of 3.75 metres, connected by tall double doors, form a classic enfilade; the wide windows let plenty of light and sunshine into the east-facing apartment. With great attention to detail, parts of the apartment were renovated in 2026 while its distinctive historic character was carefully preserved. The original box windows, including the window sills, were carefully restored and give the rooms the appeal that makes living in a historic house so special. All wall surfaces, the entrance area, the bathroom and the WC were renewed, as was the parquet flooring in some areas. The fully renewed connections for the kitchen-living room and laundry room create space for individual design ideas – and the opportunity to give this special home a personal touch.

A simple structural measure would also make it possible to access the current bedroom via the corridor, allowing the middle room to serve as a second fully-fledged bedroom.

The entrance hall has a well-designed layout and provides space for a generous wardrobe; there is also a practical built-in cupboard.

The bathroom is located right in the entrance area; an additional bathroom could also be created.

The large, multi-section box windows offer far-reaching views of Böcklinstraße and over the flat roof of the neighbouring building.
