About this apartment
This apartment has not simply been renovated, but reimagined with great care.
The building dates from 1910 and was extensively refurbished by 2024. Among other things, the façade, stairwell and riser pipes were renewed. At the same time, the attic was converted, a lift was added and balconies were built on the courtyard side. The historic character was retained: in the stairwell, original wood-and-glass doors and a historic tiled floor welcome you. In 2026, the apartment in the raised ground floor was completely renovated. It continues the well-maintained impression of the building inside.
The usable residential area is approx. 73 m². Two rooms face the street, while a smaller room faces the quiet courtyard. There is also a south-west-facing balcony of approx. 6.5 m², accessed through a new wood-aluminium patio door with fanlight. Nothing was left to chance outdoors either: a maritime-style wall lantern provides warm light on the balcony. A cellar compartment of approx. 1.85 m² provides additional storage space.
Please note: the apartment is located on the raised ground floor, not on the 1st upper floor. Although the building has a lift, it does not connect the raised ground floor with street level.
What has been preserved and what has been added:
- Stucco ceilings: carefully preserved and brought fully back into their own, including the ceiling medallions
- Panelled wall cladding: together with new interior doors with panel elements and a new entrance door in old-building style
- Box windows: the wooden windows were renovated or replaced, with insulating glazing on the inside. This preserves the old-building character while providing contemporary comfort.
- Floor: oak strip parquet in a herringbone pattern, throughout the living areas
- Underfloor heating: with individual room control, operated by its own Wolf gas condensing boiler, which also heats the water
- Custom kitchen: with Siemens appliances (oven, induction hob, dishwasher) and LED work lighting. The backsplash is tiled with small-format tiles by Adex in a warm biscuit tone.
Bathroom and WC with character
In the bathroom, large-format porcelain stoneware (120 × 120 cm) meets the glossy grey “Rombini” wall tiles by Mutina with a sculptural ridged relief. The fittings are from the Hansgrohe AXOR range and have a warm, brushed bronze or brass tone. The shower is level-access and has a glass partition. The washbasin rests on a vanity unit with a wood-oak look. The separate WC has a rimless WC by Duravit and an AXOR fitting as well. The service wall is clad with wooden slats, with an illuminated niche above it.
Lighting and technology
The electrical installation was completely renewed, with the Berker S1 switch range. In the bathroom, XAL recessed spotlights and an XAL mirror light provide warm-white light (2,700 K).
An apartment for people who see the difference between “renovated” and “renovated with love”.
