The property is located in the center of Maria Anzbach, immediately south of the municipal office.

The first walls of the residential and commercial building were probably erected as early as 1900. Years later the ground floor was enlarged and in the front part a storefront was established. In 1965 the building was topped up with an apartment on the 1. floor; in the front part there was then an Adeg store. In 1986 after some renovations a branch of the Austrian Post moved into the street-facing ground floor; currently a social association is leased there, terminable at any time. The commercial spaces are heated with an oil central heating, the apartment with gas.

The apartment distributes over the ground floor and the 1. floor. Each has an entrance from the street side or from the small courtyard into the spacious hall on the ground floor. A wooden staircase leads to the central hall on the 1. floor. On this level there are almost 200 m² of living space available.

Due to the central location, all infrastructural facilities of the market town Maria Anzbach are quickly and conveniently reachable even without a car. Thus the primary school, kindergarten, the music school and several doctors are in the immediate vicinity. A supermarket and the pharmacy are also reachable within a few minutes on foot. Further shopping opportunities, a middle school and an upper-level realgymnasium are located in the nearby town of Neulengbach.

The Maria Anzbach station (S50, REX) can be reached after about 350 m, where both Rex and S-Bahn towards Vienna Westbahnhof or St. Pölten Hbf stop. The travel time by regional express to Vienna is 35 minutes, and to the state capital St. Pölten only 26 minutes. A school bus runs Monday to Friday to the Neulengbach Gymnasium and to the Sacre Coeur school center in Pressbaum. The highway connection to Pressbaum (A1) is reachable in about a quarter of an hour. To Vienna Auhof it is about 20 minutes by car.
