Forest estate Auf der Schleinz

The forest property for sale has a size of 350.976 m² ( 35,1 ha ). The forest ownership is accessible via public roads both in the northern and in the southern area valley side and drivable year-round. In the middle and southern area, along the boundary of the property, there is a truck-accessible forestry road from which numerous haul roads lead into the forest stands. This makes the property well connected with forestry and haul roads. The stands are predominantly easily traversable with modern forestry machines, such as harvesters or forestry skidder s. This enables efficient and sustainable management, as well as favorable conditions for a cost-effective timber harvest and removal.

The forest formerly belonging to the Frohstorf lordship is largely marked with boundary stones. The ownership areas on the elongated ridge are at elevations of 350 m to 500 m above sea level and slope down to the west, southwest and south on the lower slope, partly steeply.

The medium- to deep-textured soils are intermittently moist with dry periods and form good growing sites with high site quality in the pine and spruce. The forest estate "Auf der Schleinz" lies in the border area of the northern subpannonian growth district 4.1 to the southeastern marginal alpine spruce-fir-beech forest area. The dominant tree species are predominantly pines and spruces. Through thinning and forestry uses, deciduous trees such as beech and ash are now naturally regenerating.

According to the forest development plan of the Lower Austrian State Forestry Directorate, the forest property „Auf der Schleinz“ is designated exclusively for forestry use.

The forest area belongs to the 1.067 ha large cooperative hunting area Walpersbach in the Hegering Rosalia West and is hunted by local hunting leaseholders.
