The property known by the colloquial name "Siebenschuster" is located in an exceptional vantage point amidst the gentle vineyard landscape of southern Styria. At an elevation of around 600 meters above sea level, a wide view over the surrounding vineyards extends to northern Slovenia. The farmstead is located in the municipality of Leutschach, locality Schloßberg, not far from the Heiligen-Geist Gorge and in close border proximity to Slovenia.

The origins of the agricultural property go back to the 19th century. Exact dates of construction are not documented, but the chimney of the main house bears the year 1861, which suggests the time of the building's origin. It is assumed that the other structures of the farmstead also originate from this period. The buildings were erected in traditional solid construction, using regional natural stones as well as wood from the adjacent hills and mountains.

Due to the advanced age of the buildings and the fact that the property has not been used for several years and no renovation or modernization measures have taken place, the structural condition is overall in a strongly renovation-needing state. An electrical connection exists, but the electrical infrastructure – as well as the heating and water systems – are only usable to a very limited extent.

The water supply of the property comes from a capped spring on a neighboring property and is legally secured by a servitude agreement. A connection to the public sewer network or a domestic wastewater treatment plant is currently not available.

The agricultural lands are divided as follows:

  • ca. 5,4 ha arable and meadow areas
  • ca. 1,8 ha overgrown areas
  • ca. 11,4 ha forest areas
  • ca. 0,31 ha operational and building areas

All parcels are contiguous, forming a so-called Scheibengrund – a major advantage with regard to cultivation, development opportunities and value stability.
