The Marina Tower is more than just a residential tower.

The interface between the city and the waterfront connects the modern, urban lifestyle with maximum quality of life. In the podium level, over three floors, generous commercial spaces (such as a kindergarten, gastronomy, tobacconist, grocery store and fitness studio) have been created to ensure in-house supply for residents.

In total, seven commercially designated condominium units, designed as commercial spaces, were built on the ground floor, 1st floor, 2nd floor and 3rd floor of the Marina Towers. Currently 2 condominium units (WE objects) are on offer, both leased for longer terms. The 2 WE objects Top 2-5: Fitness Center, Top 2-6: Kindergarten can be acquired as a package, but are also marketable individually. The commercial spaces are assigned to a separate billing group in the operating cost statement. The development of the spaces is via the public Marina Deck.

The Marina Deck spans Handelskai and the railway, thus providing direct access to the right bank of the Danube. This access to the water should generate high foot traffic along the shopfronts of the commercial premises, and thus drive pedestrian traffic.

The leased commercial spaces are built out according to the tenants' specifications. The possibility for cooling and ventilation exists for each commercial space. With the ownership rights of Top 2/5 (Fitness) the exclusive right to use a terrace on the Marina Deck is also granted, with the right of use registered as a servitude in the land register.

Public parking spaces or underground garage spaces are not allocated to the commercial spaces. However, parking spaces can be rented in the neighboring Donaumarina parking garage. Possible terms are 12, 15 or 20 years. For the operator there is also the possibility to offer cost-effective short-term parking rates for customers in the parking garage (limited).

We note that there is a familial or economic close relationship between the broker and the third party to be mediated.

The guest lounge is for parties and for socializing. In the comfortable lounge including a living kitchen, bathroom, shower and WC there is everything you need to feel at ease. A fee is charged for use.

Home Cinema

Home cinema in the true sense: a real cinema. The Home Cinema is equipped with a Dolby Surround system and comfortable seating. It can be booked via the online platform according to availability and is available to all residents for a fee.

Marina Postbox

With the RenzBox you are provided with your own mailbox. It makes receiving and sending packages from home a breeze—whether you are present or not. The service is integrated in the DOT Home app. You will receive a notification when you have been delivered.

Children’s Playground

For your little ones, fun is guaranteed with two playgrounds. One is connected to the community terrace and the guest lounge. The other is also used by the kindergarten in Marina Tower.

Playroom

Marina App

DOT Home is an online platform for Marina Tower residents. In the foyer of the Marina Tower there will be touch screens that you can use to inform yourself and to book service offerings. It can also be used as an app on mobile devices. Integrated are: Marina mailbox, Car- and Bike-Sharing and the booking of community spaces.
