Marina Tower is more than just a residential tower.

In the basement/ground floor zone, over three floors, generous commercial spaces were created (such as kindergarten, gastronomy, newsstand, food retail and fitness studio), ensuring the residents' in-house supply.

In total seven commercially designated condominium units, designed as retail spaces, were built in the EG, 1OG, 2OG and 3OG of the Marina Towers. Currently 2 condo units (WE units) are on offer, both rented for longer terms. The 2 WE units Top 2-5: Fitness Center, Top 2-6: Kindergarten can be acquired in a package, but are also transferable individually. The commercial spaces are allocated to a separate cost accounting group in the operating costs statement. The access to the spaces is from the public Marina Deck.

The Marina Deck covers the Handelskai and the rail line, thus providing direct access to the right bank of the Danube. This access to the water should generate high footfall along the shop windows of the commercial premises, thus increasing pedestrian traffic.

The rented commercial spaces are developed according to the tenant’s specifications. The possibility for cooling and ventilation exists for each commercial space. With the ownership right of Top 2/5 (Fitness), the exclusive right to use a terrace area on the Marina Deck is granted, the right of use is registered as a servitude in the land register.

Public parking spaces or underground parking spaces are not allocated to the commercial spaces. however, parking spaces can be rented in the adjacent Donaumarina parking garage. Possible terms are 12, 15 or 20 years. For the operator there is also the possibility to offer cost-effective short-term parking rates for customers in the parking garage (limited).

We would like to point out that there is a familial or economic close relationship between the broker and the third party being brokered.

Home Cinema

Home cinema in a different way: a real cinema. The home cinema is equipped with a Dolby Surround system and has comfortable seating. It can be booked via the online platform depending on availability and is available to all residents for a fee.

Marina Mailbox

With the RenzBox you have your own mailbox. It makes receiving and sending packages from home a breeze – whether you are present or not. The service is integrated in the DOT Home app. You will receive a notification when a delivery has been made.

Kids' Playground

For your little ones, two playgrounds guarantee plenty of fun. One is connected to the community terrace and the guest lounge. The other is also used by the kindergarten in the Marina Tower.

DOT Home is an online platform for Marina Tower residents. In the foyer of the Marina Tower there will be touchscreens you can use to inform yourself and to book services. It can also be used as an app on mobile devices. Integrated are: Marina Mailbox, Car- and Bike-Sharing and the booking of communal rooms.
