The 14 high-quality, well-equipped apartments were fully renovated in 2022 and feature Hitachi air conditioning, underfloor heating and hot water supply via high-quality Ochsner air source heat pumps, fully furnished including a fitted kitchen, and most of the apartments have a balcony, terrace or loggia.

The weighted floor area of 12 apartments is between 44 m² and 63 m², the two attic apartments have a weighted floor area of approximately 94 m².

There is a Loxone control system for regulating the individual rooms and electric roller shutters for shading. The aluminium-plastic balcony doors are triple-glazed.

Doors, parquet, tiles, sanitary fittings, furnishings, TVs, and kitchen appliances were selected to a high standard. In the larger units in the attic, Starpool steam showers were installed. There are Gorenje washer-dryers in the apartments.

The apartments are located in a very well-maintained building with very good infrastructure and excellent access to Vienna's city center. The 14 apartments form the majority ownership of the building.

There is an active operating permit for the short-term rental of the apartments; the building is equipped with a fire alarm system, a ventilation system with pressure, emergency lighting and video surveillance, and the location of the building is outside the defined Vienna residential zone.

Note pursuant to the Energy Certificate Submission Act: An energy certificate has not yet been provided by the owner or seller, after our clarification about the generally applicable obligation to provide it, as well as the request for its preparation. Therefore, at least an overall energy efficiency corresponding to the age and type of the building is deemed agreed. We make no warranties or liability for the actual energy efficiency of the offered property.
