The Estate

The so-called American House was built by returnees who worked as carpenters for several years in the United States. The experiences gained there, mainly from the New York area, flowed into the construction of the house and give it a special character to this day. The building features two independent dwelling units with a total living area of ca. 225 m². Generous terraces extend the living areas outdoors and offer quiet views into the garden. A roughly 25 m² underground cellar beneath the terrace adds additional storage space to the concept. Ceiling heights of around 2,90 meters and historic ribbed vaults in the basement create a generous yet authentic living atmosphere.
The neighboring farmhouse offers ca. 175 m² of living space on two levels. The heart of the house is the spacious kitchen-dining area designed as a central meeting point of daily life. Clay plaster, earth tones, a colored cast asphalt floor on the ground floor and cork floors on the upper floor create a pleasant and natural indoor climate. The bathroom as well as parts of the kitchen were executed with traditional Tadelakt, a waterproof lime plaster of Moroccan origin. Here too, ceiling heights of around 2,90 meters contribute to an open living feel.
Complementing the ensemble is a roughly 100 m² barn with prepared sanitary connections, a summer kitchen and further outbuildings with additional expansion potential.
The technical equipment combines traditional construction with contemporary living comfort. Both houses are supplied by district heating. In the farmhouse, heating distribution is via underfloor heating, supplemented by a climate control unit in the attic with heating function as well as a high-quality wood stove of the Greithwald brand in the living kitchen. Hot water is produced by an air-source heat pump. Notably, the high-quality Passive House timber windows with oiled pine interiors and natural larch on the exterior. In the American House heating is via radiators, supplemented by wood stoves in the kitchen area as well as in the basement. Cellulose, wood-fibre and perlite insulation as well as moisture-regulating clay plasters emphasize the consistently ecological approach of the renovation.
The three independent residential units create room for different life concepts. Whether multi-generation living, communal living with independent living areas or the combination of own use, rental and professional activity, the existing structure enables a variety of long-term usage possibilities.
