About this house
Some places do not come into being all at once.
They grow over many years, through care, through decisions and through the people who shape them. In the historic centre of Eberau lies this carefully revitalised longhouse farmstead, combining traditional construction with a consistently ecological living concept.
Natural materials, generous spaces and a mature garden define the character of the property. A home for people who value substance, tranquillity and a conscious form of living.
The property
The residential house offers around 175 m² of living space on two levels and was comprehensively gutted and renovated in 2023. The focus was on preserving the original character, craftsmanship and the consistent use of natural and ecological materials.
The heart of the house is the approximately 40 m² kitchen-living room with a high-quality wood-burning stove by Greithwald, which can be used both for cooking and heating. Room heights of around 2.90 metres, clay plaster, clay and lime paints, and carefully selected surfaces create a generous yet natural living atmosphere. Coloured cast asphalt was laid on the ground floor, and cork flooring in the attic floor. Traditional, water-repellent tadelakt is used in the bathroom and in parts of the kitchen.
Generous terraces with various natural materials extend the living areas into the garden.
The residential house is complemented by around 180 m² of ancillary building space. A barn of approximately 100 m² with a separate WC and preparations for a shower and summer kitchen offers space for a workshop, studio, hobby or individual projects. A further approximately 80 m² of ancillary buildings provide additional potential for conversion and use. A small, traditionally designed garden house completes the ensemble.
The house has also been consistently developed technically. Heating is provided by district heating and underfloor heating, supplemented by an air-conditioning system with heating function in the attic floor and the wood-burning stove in the kitchen. Hot water is prepared using an air-source heat pump. Cellulose and perlite insulation, moisture-regulating materials and high-quality passive-house wooden windows underline the ecological approach of the renovation.
If additional space is required, it is also possible to purchase the immediately adjoining property with a further approximately 225 m² of living space and two independent residential units. This opens up additional possibilities for multigenerational living, communal living concepts or combining living and working. Further information is available on request.
The plot
Over many years, the outdoor area has been developed into a diverse, natural garden landscape. Mature green spaces, fruit trees, flowering areas and various secluded spots give the plot its special character.
The high biodiversity defines the character of the plot. Different vegetation areas alternate with open spaces, paths, water areas and sheltered places to stay. This creates a garden that has not merely been designed, but has developed over the years into a vibrant part of the property.
The house and garden therefore offer space for different lifestyles: for families as well as for people who want to combine living and working, are looking for a more conscious place in which to centre their lives or simply value nature and independence.
The location
The property is located in the historic centre of Eberau in Southern Burgenland. The spacious village green with its mature trees characterises the immediate surroundings and gives the town centre a special atmosphere.
The historic Eberau Water Castle is located in the immediate vicinity and continues to shape the character of the village to this day. A stream originating from the former castle moat also runs along the outer part of the plot, making the special connection between the historic townscape and nature directly tangible.
Shopping facilities, a bakery, restaurants, a school and medical care are located a short distance away and can sometimes be reached conveniently on foot. A kindergarten directly adjoins the property and complements the family-friendly infrastructure of the village. Cultural offerings also enrich life in the municipality.
The surrounding area is characterised by gentle hills, winegrowing, nature and a slower pace of life.
