From the Ruster Hafen, the Seehütte is reachable in about 15 minutes, depending on boat and weather conditions.

The approx. 80 m² large, bright wooden building offers a generous living and lounge area with wide glass surfaces facing the lake, two separate bedrooms, a kitchen area (with pass-through) as well as additional utility rooms (bath, sailing locker). Since the hut has been practically unused in the past ten years, it presents itself in an exceptionally fresh, almost move-in-ready state.

IMPORTANT NOTE ABOUT THE INSTALLATIONS:

The Seehütte is structurally complete, but installation-wise has not yet been expanded or put into operation. There are currently, in particular:

• no power supply (photovoltaic system),
• no lighting and no electrical installation,
• no water supply via tank, domestic water system or osmosis system,
• no connected toilet (only the toilet shell is present),
• no bathroom and no shower.

Thus the hut offers an exceptionally high-quality and nearly unused structural basis, whose technical equipment can be individually created by the future owners according to their own ideas.

FURNISHING: The Seehütte will be handed over as viewed, except for personal items.

BOAT GARAGE:

Optionally a boat garage (E-Koje) with a lifting device in the Ruster Hafen can be purchased for EUR 29,000. If the option is not chosen, you must arrange the organization of a boat mooring yourself.

ANNUAL COSTS:

Approximately EUR 2,700, including VAT, base rent, plus municipal charges (tonnage clearance, property tax, waste fee, tourism tax, etc.), as well as base rent for the boat garage in the Ruster Hafen (currently approx. EUR 639).

ENERGY PERFORMANCE CERTIFICATE:
