Multi-family house with garden and solar system in quiet location

My My workplace and my apartment in my own home financed through the rental of rooms and apartments.

The house in Neuolsach (near Spittal/Drau) was built in solid construction around the year 1972 and is divided into 3 floors with an outbuilding. The building is not basemented.

The total usable area is approx. 333 m². Exterior masonry insulated with approx. 5-6 cm. The roof is designed as a cold roof. The old roof was covered around the year 2002 with a new sheet metal roof. Solar panels for hot water on the roof. Central heating with oil (Buderus oil condensing unit) combined with heat pump for hot water with buffer storage (approx. 500 l).

The floors are made of tiles, parquet and linoleum. In the year 2023 and 2024 new Rekord plastic windows were installed with double and triple glazing as well as with mechanical roller shutters.

Currently the rooms and the apartments are rented from May to October to travelers, overnight stays on the way on vacation (near the highway) but also long-time regular guests come back again and again. In addition the apartments are also gladly rented by workers and students of FH-Spittal.

In the house there are 2 small holiday apartments on the first floor as well as an apartment on the second floor, which is currently rented to a company, and four double rooms. All rooms on the upper floor that face south have balconies with beautiful flower decoration.

On the ground floor there are 2 guest rooms with shower and WC, a lovingly furnished breakfast room with access to the south terrace and large, well-maintained garden.

In addition on the ground floor there is also a guest WC as well as some utility rooms and a large modern kitchen (approx. 8 years old) with wood auxiliary stove, pantry and work room.

On the upper floor there is 1 small holiday apartment on the south side with balcony, 1 small holiday apartment on the east side without balcony, 2 guest rooms with shower and WC (one of them with balcony) as well as 3 more rooms that are currently used privately.

In the attic there is 1 holiday apartment with 3 bedrooms with shower and WC.

In the outbuilding there is a garage, the Buderus oil condensing unit, the plastic tanks with approx. 4.000 l heating oil, 1 storage room as well as space for firewood and garden equipment. Around the outbuilding and the house entrance there are 12 car parking spaces.

Approx. 10 min. on foot to the bus stop, approx. 20 min. on foot to the train station. Next grocery store in Molzbichl or Ferndorf approx. 3 km away.

In Spittal an der Drau you will find culture, shopping and southern flair. Spittal is a modern, forward-looking, livable district capital with Schloss Porcia as its landmark located in the wonderful city park.

Via the federal road you reach the Millstätter See in approx. 15 min. by car. Here you will find many bathing beaches, tennis courts and as a highlight the very popular golf club Millstätter See.

Also a cycle path as well as a high-altitude hiking trail and good public bus connections ensure good accessibility of the district capital with the Millstätter See.

Spittal is optimally connected in terms of traffic, as it is geographically ideally located at the crossroads between Munich, Salzburg and Venice. Best transport connections via the Tauern Autobahn A10 towards Salzburg, Klagenfurt, Italy, Slovenia. (Alpe-Adria region)
