About this house
A house for different lifestyles
This residential house, dating from the early 1970s, is located in the Unterhaus district of the market town of Seeboden. Its elevated hillside position offers expansive views across the surrounding landscape and the mountains of Upper Carinthia. Meadows, low-density development and the quiet surroundings characterize the immediate residential setting.
Across three levels, there are approximately 400 m² of living space in total, as well as guest rooms and extensive ancillary areas. The existing building structure, with several entrances, allows for a wide variety of living arrangements, from several generations living under one roof to combining personal use and rental.
A central staircase connects all floors. At the same time, all residential units can also be accessed independently of one another.
Attic floor
The attic floor was converted and extended in 1998. With approximately 131 m² of living space, this unit has a more recent standard of fittings than the other residential floors.
The open-plan living and dining area forms the centre of the apartment. Roof windows and the ceiling height provide pleasant natural light throughout the day. The kitchen is directly integrated into the living area and creates a communicative focal point.
The apartment is complemented by a bedroom, another room that can be used as a children’s room, office or guest room, a bathroom and a separate WC, as well as a storage room. A small west-facing balcony provides space to enjoy the evening sun.
The open room design and architectural execution of the attic floor give this level an independent character.
Ground floor
The ground floor comprises a residential unit with approximately 142 m² of living space. The layout includes four rooms, a kitchen with an adjoining pantry, a bathroom, a separate WC and a storage room.
The living area faces the balcony, from which there is an unobstructed view across the surrounding area. The living rooms offer solid floor space and provide a good basis for contemporary redesign according to individual preferences.
In 2023, all windows and balcony doors on this level were replaced with new REKORD windows with triple glazing.
Basement
Another residential unit with approximately 55 m² of living space is located in the western part of the basement. The apartment has two rooms, a kitchen, a bathroom, a WC and a storage room.
This apartment also has direct access to the garden and to its own terrace.
The eastern part of the building houses the building services, including the pellet storage, as well as three guest rooms of approximately 16m² each and a basement area with a separate WC. Each guest room has its own bathroom. These rooms were previously rented to holiday guests and continue to offer various possible uses. Both areas in the basement also have separate entrances.
Modernizations
In recent years, substantial investments have been made in the technical infrastructure.
In 2023, all windows and balcony doors in the ground floor and basement were replaced with new REKORD windows with triple glazing.
The apartment entrance doors were also replaced.
In 2024, the central heating system was replaced and converted to pellet heating.
This means that key areas of the building have already been brought up to a contemporary standard.
Outdoor area and parking spaces
The house is situated in an area characterized by detached and semi-detached houses, generous open spaces and low building density. The location combines the advantages of a rural residential setting with good accessibility to Seeboden town centre and Lake Millstatt.
Vehicles can be accommodated in a double garage and several outdoor parking spaces directly in front of the building.
Condition and development potential
The attic floor can be used without major alterations and largely corresponds to the standard of the year in which it was converted.
Interior modernization measures should be planned for the ground floor and parts of the basement in order to adapt the living spaces to current requirements. A future thermal improvement of the building envelope and renewal of the roof covering should also be included in the long-term assessment.
Four independent residential units under one roof create scope for different lifestyles while also offering the possibility of flexibly combining living, renting or working.
Location
Unterhaus is located above Seeboden town centre in an area predominantly characterized by residential houses and green spaces. The location offers a high degree of tranquillity as well as unobstructed views of the surrounding landscape and the mountains of Upper Carinthia.
Seeboden town centre and Lake Millstatt can be reached in approximately 5 minutes by car. The district capital Spittal an der Drau is approximately 15 minutes away by car and offers a comprehensive range of shopping facilities, schools, medical care and employment opportunities. The Spittal-Millstätter See junction of the A10 Tauern motorway is also approximately 10 minutes away by car and provides quick connections towards Villach, Klagenfurt and Salzburg.
