About this house
A detached house in a south-facing hillside location on Lobersberg in Rangersdorf is offered for sale. The house was built around 1970 using solid construction and extensively renovated in 2022 and 2023. The heating system has been new since spring 2026.
What sets this house apart from others: it has its own water source and a photovoltaic system with 4.56 kWp, together with a battery storage system of around 10 kWh. The solar power also provides heat for heating and hot water via heating elements. You therefore pay no water supply charges, and a large part of the electricity demand is covered by the property's own PV system. Firewood sufficient for at least five years is stacked in front of the house.
Renovation 2022/2023.
The windows and patio doors on all three levels were replaced (plastic, triple glazing, white inside, dark brown outside, aluminium roller shutters), as were the electrical wiring and distribution box, water pipes, kitchen, bathroom and separate WC. The façade was renovated and partly replastered. There is new larch parquet flooring on the ground floor (approx. 65 m²) and new laminate flooring on the upper floor. The driveway was also added in 2023: slope reinforcement with geogrid, a new top layer of natural stone chippings and a long larch-wood guardrail.
An architect renovated this house for himself. The owner bought it because the spot on the sunny slope and the view of the valley stayed with him. In 2022 and 2023, he renovated it the way he himself wanted to live in it. He made every decision himself, from the larch flooring to the larch-wood guardrail along the driveway, and oversaw the work on site. Anyone who walks through the house can feel it. The solid structure from 1970 remains, complemented by modern technology and great attention to detail. This was not prepared for sale, but built for a life of its own.
Independent living, low operating costs.
The house supplies a large part of its own needs. The water comes from its own source, so there is no water bill. The photovoltaic system on the house supplies the electricity. What is not needed during the day goes into the 10-kWh storage system, and any remaining surplus is fed into the grid and sold. The house is heated with wood, and enough for the next five years is stacked in front of the house. The ongoing costs therefore remain low, regardless of how energy prices develop.
Layout.
Ground floor: You enter the house via the covered entrance terrace with a traditional wooden veranda on the east side. From the hallway, you enter the living and dining area with an open-plan kitchen. From here, it is just a few steps to the south-facing terrace of around 25 m², which offers views across the entire valley. Also on this level: the bathroom with a large bathtub, shower, double washbasin and natural light, as well as a separate dressing room (which can also be used again as a room).
Upper floor: Four bright rooms are suitable as bedrooms, children's rooms, guest rooms or an office. There is also a separate toilet. The two south-facing rooms have access to the south-facing balcony with views of the mountains and the valley.
Lower ground floor: At around 70 m², the garage is large enough for four cars and has an electric sectional door. A charging facility for an electric car is already available and can be powered using electricity generated on site. There is also the boiler room with the brand-new combined heating system (wood/pellets), a workshop, two cellar rooms, a garden cellar and a cool pantry. The windows on the lower ground floor are barred.
Above the upper floor there is also an attic of approx. 60 m².
Heating and energy: Since spring 2026, a new combined system for pellets and logs has been used for heating. It is supported by heating elements powered by solar electricity. There is also a stainless-steel kitchen range in the kitchen, which helps heat the house and can be used for cooking and baking, as in the old days.
Outdoor area and garden: The garden was newly landscaped in 2022, with around 50 tonnes of topsoil brought in. There are raised beds, a tomato house, fruit trees, berry bushes and flower beds, as well as paths, a staircase and ramps on the slope. Mature trees provide shade in summer. Anyone wishing to grow their own vegetables will find everything already prepared here. The covered firewood storage area holds around 20 m³ of firewood. The lovingly landscaped garden is part of the owners' philosophy of life.
There are also three outdoor parking spaces in front of the house.
