About this house

At the very top, opposite the fields, on the border with Gainfarn, this charming, lovingly designed and spacious detached house is located in Bad Vöslau. With a total usable floor area of approx. 294m², 5 rooms, a residential basement, a garage, a garden of approx. 300m² with a pool and much more, there is enough space, even for a large family.

The house was very well thought out and built from top to bottom and inside and out in 2002! On the ground floor, the wonderful and bright living-dining room of approx. 40m² with an adjoining living kitchen of approx. 10m² can be reached from the spacious entrance area. Thanks to the open ceiling in the living area, the skylights fill the room with wonderful daylight, as do two large balcony doors, one from the dining area and one from the living room, which lead into the beautiful garden and onto a terrace of approx. 40m². A “guest” room with an en-suite shower bathroom and a separate WC can also be accessed from the hallway/entrance area.

A sturdy staircase in the hallway leads to the approx. 16m² gallery in the attic. From here, 3 rooms, ranging in size from 12m² to 15m², a large bathroom with a bathtub, a separate WC and the balcony into the living room can be seen.

But that is still far from everything! In the basement there is the approx. 55m² party/hobby/living area equipped with underfloor heating, which offers many possibilities, as well as a laundry/boiler room and two large storage rooms, but unfortunately now comes the little… Ouch!

The house was rented out in recent years and unfortunately was not particularly well maintained. When the tenants returned it, it became apparent that water stains had formed on some basement walls, which had never been reported to the owner.

The search for the cause was time-consuming but has since been completed. A cost estimate of under 20,000 EUR for the necessary work and rectification of the damage, as well as an expert report and protocol, are already available. However, the owner will no longer commission this work, thus giving the future owner the opportunity to carry out the work according to their own ideas.

The furnishings are not only appropriate to the age of the property, they were also chosen very “individually” but are also… adaptable! From classic to robust stone tiles, modern parquet and laminate floors, textured spray plaster to stone mosaics on the walls, double-glazed insulating glass windows, exterior roller shutters, alarm system, cable connection and much more …but everything is in good condition.

Heating via underfloor heating and hot water preparation are provided by a central gas heating system, and should it become cosy and romantic, a Swedish stove is ready in the living area.

From the street side, there is a small garage for one car on the right side of the house and a forecourt for another vehicle, and on the left side a passage gate with a driveway leading into the garden, which could also provide up to two parking spaces.

The wonderful garden is neither too small nor too large and, with its magnificent pool and terrace, offers ideal space for enjoyment.

Bad Vöslau – the name speaks for itself! Wine and spa region at its finest! The location is fantastic! The endless fields to Leobersdorf begin across the road, the thermal spa is a 20-minute walk away, the railway station can be reached by buses 301 and 315 in 10 minutes, and the A2 motorway in 2 minutes by car – it hardly gets better!

An investment that pays off and retains its value!
