Anyone looking for a home for a family knows the problem: Either there is not enough space, or there is still a building site waiting after the purchase. Here, both issues have been taken care of. This solidly built single-family house from 2005 offers 163 m² of living space, plus a fully glazed conservatory with a further approximately 12.8 m² – together almost 176 m² of living enjoyment – and a total of 230 m² of usable space on a 542 m² privately owned plot with approximately 361 m² of garden.
The ground floor is arranged around a generous, central entrance hall. From there, the path leads into the open living, dining and kitchen area: a single, spacious room of approximately 50 m² where cooking, eating and living take place without anyone being excluded from what is happening. The kitchen was completely redone in 2025; in the living area, a fireplace connection for the wood-burning stove provides cosiness on cold evenings. Directly adjoining is the conservatory – fully glazed all around, tiled, fitted with insect screens and facing west: the most beautiful place in the house when the evening sun comes in. The ground floor is completed by a full-sized bedroom or guest room (approx. 14.8 m²), a guest bathroom with shower and WC, and a practical storage room under the stairs.
The generous layout is repeated on the upper floor: Here too, a spacious landing leads to two children’s rooms (approx. 16.0 and 13.5 m²), a very generous master bedroom of approximately 21.6 m² and a separate dressing room (approx. 8.4 m²). Anyone wanting even more space in one room can remove the wall to the dressing room and thus significantly enlarge either the master bedroom or a children’s room. The bathroom on the upper floor is equipped with a bathtub and WC.
This provides a total of 4 bedrooms, 2 bathrooms each with WC, a dressing room and a huge open living area – a layout that still works when children become teenagers and everyone needs their own retreat.
The ancillary areas should not be underestimated: The garage, with approximately 37.7 m², is electrically operated and offers space for a vehicle, workbench and workshop equipment. Behind it is a large utility room of approximately 16 m², currently used as a laundry room – ideal for a washing machine, dryer, garden equipment and everything that should not take up space in the living area.
Structural details: solid construction with 25 cm hollow-core bricks (Wienerberger), 12 cm EPS façade with silicate render, 20 cm brick ceiling, gas central heating, plastic windows with double glazing and exterior roller shutters throughout the house, laminate and tiled floors, ceiling height of 2.60 m on the ground floor and 2.55 m on the upper floor. Several fruit trees stand in the garden.
The house is in an exceptionally well-maintained, immediately habitable condition – everything here is truly spotless. There is nothing to renovate, remodel or repair: pack your bags, move in and live.
Continuous investment has been made in recent years: The kitchen was newly built in 2025, the laminate floors were also renewed in 2025, and the front door dates from 2021. The fireplace for the wood-burning stove in the living area has been in place and in use for some time.
The documentation is also exemplary: The property is fully approved and authorized, the heating system has been inspected, and an electrical inspection report is available. The only deviation from the submitted plan is that the kitchen and dining area are no longer separated but have been designed as one large open room – a change that reflects today’s understanding of living and rather enhances the quality of the house.
The house is located in a quiet cul-de-sac where children still play on the pavement and no through traffic passes by. An absolutely peaceful location, right in the middle of an established local area.
Hirtenberg is located in the Baden district at the entrance to the Triesting Valley, where the Vienna Woods transition into the Vienna Basin – at approximately 280 m above sea level, with a high proportion of woodland all around. The market town has approximately 2,700 inhabitants, making it small enough for people to know one another, yet fully equipped.
Particularly relevant for families: The kindergarten, primary school and middle school are located directly in the town, complemented by a Montessori nursery for young children. The school route can therefore be covered on foot. Local suppliers, a pharmacy, doctors, the municipal office and community activities are also available in the town – everyday life works without a car.
Transport connections: The Hirtenberg stop on the Triesting Valley Railway is in the immediate vicinity; in Leobersdorf there is a connection to the Southern Railway and the rapid transit lines towards Vienna. By car, the access to the A2 Süd motorway (Leobersdorf or Bad Vöslau) can be reached in a few minutes, while Vienna is approximately half an hour away by car. Baden bei Wien, with its entire range of secondary schools, shopping, culture and thermal baths, is just as quickly accessible as Bad Vöslau and Leobersdorf; the B18 Hainfeld Federal Road connects the Triesting Valley.
Leisure: Hiking trails begin practically on the doorstep – for example, the Hirtenberg Pfarrkogel loop with views over the Triesting Valley. Added to this are the Vienna Woods, the excursion destinations of the Triesting Valley, the Bad Vöslau thermal bath and the wine villages of the thermal region. A location, in other words, where you want to commute during the week and stay at the weekend.
