This prestigious villa from the Imperial era combines historic architecture, generous living spaces and an extensive plot into an exceptional property. The building was erected in 1887 by Baden municipal master builder Adolf Foller, who originally had the villa built as his own residential and business premises. Its distinctive architecture and prominent position within the villa district already give the property a special historic character.

The architectural design of the villa is shaped by the classical formal language of the Imperial era. The symmetrically structured façade with its distinctive central avant-corps, the loggia, pilasters, balustrades and numerous decorative details give the building its prestigious appearance and special character.

The quality of the architecture was already recognized at the time of its construction. In the Wiener Bauindustrie-Zeitung, the villa was highlighted in 1889, among other things, for its generous internal layout, the well-appointed utility rooms, as well as the antique-style façade elements and the column-adorned loggia.

Over the centuries, the property changed owners several times. Among them were Dr. Dalmata Edler von Hideghet and Karl Waschek (BILLA founder). Since 1973, the villa has been owned by the Dkfm. Bilka family, managers of an international corporation. The villa and the ancillary building were subsequently extended and used as a multigenerational home.

The villa has around 460 m² of living space, distributed across the generous raised ground floor and the converted attic floor. The raised ground floor comprises approximately 295 m² and is complemented by a loggia of approx. 10 m². A generous terrace of approx. 30 m² extends towards the garden. In 1995, the attic floor was converted and offers a further residential unit on around 160 m². A generous terrace of approximately 90 m² provides additional open space here and creates a special connection to the extensive plot.

In addition, the villa has a generous basement with around 265 m² of space, which also houses a garage for two cars. Overall, the property is presented in a very well-maintained condition. However, the building services are “getting on in years" and at the same time offer the opportunity to further develop the technical standards according to the individual wishes of future owners. The ancillary building, which was also erected in 1887 and served master builder Foller as an office, was converted into a residential building in 1988. The attic floor was also converted as part of this renovation. The ancillary building has a total living area of approx. 160 m².
