Only valid until 30.6.2026: Fee exemption for real estate purchases:
Since 1 April 2024 buyers of real estate can be exempt from the land register entry fee for property ownership up to a basis of 500.000 Euro per person and from the charge for the entry of the lien up to a basis of 500.000 Euro (1,1% of the purchase price or 1,2% of the lien value). If the basis exceeds 500.000 Euro, only the excess part is subject to the entry fee. From a basis of 2 million Euro the exemption is completely waived. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both registration of the primary residence in the purchased property and giving up the rights of residence in the previous apartment. For credit-financed purchases more than 90% of the loan must be used for the purchase or renovation of the property. The newly acquired home must be occupied for five years; if it is sold before or the main residence is abandoned, the fee will be raised retroactively.
