About this apartment

In a quiet corner at Neuhofsee II, this pretty bungalow sits on a freshly cut 400 m² garden with trees, lawn and a grill station and a garden hut.

The house is ideal for families for year-round living or for recreation. The highlights are the tennis court, the large riding stable, the field and bike paths in the surroundings, and the Neuhofsee II located just 1 minute away with clear water.

The house comprises an entrance hall, the living room with kitchenette, 1 bedroom and 1 guest or children’s room. The bathroom with shower and toilet. From the living room you can reach the approx. 20 m² loggia through the terrace door. The net living area is currently approx. 41 m²; a substantial expansion to 75 m² is possible. Heating is provided by electric radiators but also by the central soapstone fireplace with a viewing window. In the garden there is always enough sun, the terrace faces northeast. Spend the best time in the bungalow, by the lake, in the garden, cozily in front of the fireplace.

Costs: the sale price is € 97.000,-- the annual lease € 10.000,-- the one-time contract fee to obtain a 25-year contract € 10.000,-- operating costs approx. € 300,-- for sewer and reserve. In these payments is included a long-term contract and the full lake and facility use with parking spaces.

My recommendation: Buy now and enjoy many summers here in your own country, in safety and without worry. In the house and garden only minor renovations are required; immediate use is possible. The brick-massive house was built by an local builder.

Viewing anytime by appointment.

Do you have concerns about leasing?

The leasing of land offers financial and legal flexibility that is not available with a classic purchase. The main advantage over renting lies in the right of usufruct.

Here are the main advantages at a glance:

Legal & usage advantages

  • Right to usufruct: Unlike renting, with a lease you may not only use the area but also keep the revenues derived from it. (Here fruit and vegetables)
  • Long-term security: This provides security for 10, 20, 25, 40 years, similar to ownership, without owning the land.
  • Protection of existing rights in the event of a change of owner: The principle “sale does not break the lease” ensures that your contract remains valid if the lessor sells the property.
  • Flexibility & specialized use
  • Recreational plots: For small gardens or weekend properties, leasing is the most common form to access green spaces at low cost.

In Austria, leasing a property for residential or recreational purposes (often within the framework of a building right or a long-term leasehold) offers an alternative to purchase that mainly reduces initial capital binding.

Advantages of leasing vs. buying

  • Lower capital requirements: You do not have to come up with or finance the purchase price of e.g. € 250,000 immediately.
  • Elimination of purchase-related costs: When buying in Austria, closing costs are about 10–12% (about € 25,000 to € 30,000 in your example), which are avoided or significantly reduced with leasing.
    • Real estate transfer tax: 3.5%.
    • Land register entry fee: 1.1%.
    • Contract drafting/notary: about 1–2%.
    • Brokerage: up to 3.6% (incl. USt) of the property value.
  • Flexibility: Lease contracts require less capital, enabling reinvestment of money in other assets.

The calculation: Lease vs. credit

If you lease the property instead of buying, this makes sense by comparing the lease rent with the costs of financing and the foregone interest on the invested equity.

1. Annual costs with leasing

  • Lease rent: € 10,000 per year.
  • Possible additional costs: any value adjustment clauses (indexing).
  • Taxes: The lease for residential purposes is often subject to 10% VAT in Austria.

2. Annual costs with purchase (loan financing)

Assuming you finance € 250,000 (plus € 30,000 in ancillary costs) fully at an interest rate of 3.5%:

  • Interest burden (net): about € 9.800 in the first year (no repayment).
  • Loan ancillary costs: processing fees and mortgage entry (1.2% of the loan amount).
  • Maintenance/Taxes: As owner you bear all burdens and the property tax permanently yourself.

What you specifically save

  • Immediate liquidity: You keep € 250.000 (or the equity) and € 30.000 for ancillary costs.
  • Interest on loans: With a leasing rate of € 10,000 (4% of the property value), costs often fall in a similar range to current loan interest rates. The advantage here is mainly the not-needed equity or no loan needed with a weak credit rating.
  • Tax aspects: Private lease payments are not tax-deductible. With purchase, however, loan interest for own use is also not tax-deductible.

Important note: Leasing does not build wealth on the land value. You never own the property, and soil value increases accrue only to the lessor.
