Room layout:

The holiday house extends over two levels, which are accessible from the outside separately. Modifying or enlarging the house is not permitted by the municipality.

On the upper floor (timber construction) there is a living area with kitchenette and gas stove, two sleeping alcoves with a total of three beds, and a toilet. From here you also reach the terrace.

The lower floor (solid construction) offers a rustic cellar parlour with a bar and corner seating group, a large bedroom, a bathroom with shower and toilet, a small storage room as well as space for a washing machine, dryer and freezer. Being embedded in the hillside, the lower floor is well tempered year-round.

Property:

The Fischerzeile settlement is located on a leasehold area of the municipality of Scharndorf. The lease agreements for the individual plots have been repeatedly extended by the municipality of Scharndorf for decades. The lease is currently about € 90,- per month. Only the house on this plot is sold, not the plot itself.

The location in Regelsbrunn impresses with its quiet and natural surroundings that invite relaxation and enjoyment. The holiday home is located on the Regelsbrunner Arm of the Danube near the Danube-Auen National Park.
