Maria Lanzendorf is a charming municipality on the outskirts of Vienna that uniquely combines quality of life, history and community. With its magnificent Baroque pilgrimage church and unique Calvary, it has cultural treasures known far beyond the municipal boundaries. Its proximity to nature and, at the same time, to the city makes Maria Lanzendorf a particularly attractive place to live.

The house

The terraced house, built in 1982, was extensively renovated in 2026. New windows including electric exterior blinds, new bathrooms and WCs, new electrical wiring, roof insulation, new screed, freshly painted, are just the most important of the renovation measures. The individual design with new floor coverings and a new kitchen has been left to you, as we did not want to pre-empt the taste of the new owners.

The cosy house is located in the centre of Maria Lanzendorf, yet is very quiet. It consists of a basement, ground floor, 1st floor and converted attic, and offers plenty of space for a family or people who enjoy having room to grow. The lovely little garden for play and relaxation is large enough for creative landscaping but does not require too much work.

The ground floor features a large living-dining room with a large glass sliding door opening onto the garden and a beautiful open fireplace, as well as a separate kitchen, a guest WC with a hand basin and a coat area. The entrance door (security door) has also been replaced.

The upper floor offers 2 large bedrooms and a brand-new bathroom with a bathtub, a level-access shower, a double washbasin and a WC.

The attic, with new Velux windows on both sides and freshly sanded parquet flooring, is currently one large room. It could easily be divided into 2 rooms. There is even a water supply and drain, so another small bathroom could be installed.

In the basement, alongside the boiler room (oil heating), there is a smaller storage room and a larger recreation room.

Excellent infrastructure

Transport

The train station is only 5 minutes away on foot. By train, you can reach Vienna Central Station in around 15 minutes (connections to U1, several S-Bahn lines, or tram). The bus service is also excellent: according to the timetable, buses 226 and 227 take about 16 minutes to Vienna Oberlaa (U1). This means you do not depend on a car and can easily travel to Vienna by public transport. By car, the nearby S1 provides excellent connections to the main traffic routes.

Local amenities

Nearby, there is a Billa, a pharmacy, a tobacconist and, in the neighbouring municipalities, other supermarkets, drugstores and service businesses.

Education

There is a kindergarten in the village, easily reached on foot.

The primary school is in the immediately neighbouring village of Lanzendorf. It can be reached on foot in 10 – 12 minutes, as can the middle school, which is also located there.

Grammar schools and vocational secondary and higher schools in Schwechat, Mödling or Vienna can be easily reached by public transport thanks to the good connections.

The public library is right next to the municipal office, practically across the street.

Dining

If you do not feel like cooking, there are various restaurants nearby offering everything from Austrian and Italian to Asian cuisine.

Culture

Maria Lanzendorf has a long history and is widely known for its Baroque pilgrimage church and historic Calvary. The local cultural association offers a variety of events, such as exhibitions, festivals and social activities.

Sport

There are a wide range of options for children and adults: football, tennis (outdoor and indoor), horse riding, fitness, and of course the beautiful surroundings are ideal for outdoor exercise!
