About this apartment

To the house

The semi-detached house lies in Manhartsbrunn, a cadastral municipality of Großebersdorf and is optimally oriented to the south. The owner’s land lies at about ca. 200,00 m². The usable floor area of the house is ca. 156,00 m². The house includes two carport-KFZ parking spaces with ca. 30,50 m².

The house has been carefully maintained and is in a near-new condition, so you can move in directly and feel comfortable. The purchase price of EUR 449.998,00 makes this property an affordable dream home.

A terrace offers space for cozy grill evenings with friends and family. Two covered parking spaces under the house and two parking spaces in front of the house provide practical parking.

The windows (low-energy soundproof windows, triple-glazed), the terrace door and the entrance door are made of PVC and burglary-resistant.

The ground floor is open-plan – open kitchen, dining and living area. The technical room is located on the ground floor at the entrance. Three more rooms are located on the upper floor, where there is also the bathroom with a window and an extra WC (also with a window).

The wet rooms are equipped with a bathtub, shower, washbasin, mirror- and base cabinet and washing machine connection. On the floor and walls stone slabs have been laid. The floor coverings in the living area and in the rooms are made of high-quality laminate. The white interior doors and door frames are also installed.

For energy supply, a gas condensing boiler provides the underfloor heating and the hot water preparation. A ca. 300 liter warm water storage tank is available and located in the technical room of the ground floor.

The terrace is accessible from the living room. The terrace measures ca. 19,00 m².

For each respective house there are two concrete carports. There are also vehicle parking spaces at the house entrance.

Connections

The following connections are available: sewer, water, electricity, gas, SAT cables were laid in every room; telephone and internet are possible.

Location

The derivation of the place name from the cadastral municipality Manhartsbrunn is not fixed, as the place was formerly (as is still in folk speech) called "Matzbrunn". It can be linked to the personal name Magdalena, but likewise as the Manhartsberg it can be traced back to a Meginhard or Meinhard.

Only in the year 1411 do we have the first mention of the place, which belonged to the parish Harmannsdorf and the lordship Ulrichskirchen. In 1684 the place reportedly lost the greatest part of its inhabitants; in 1718 a chapel was erected, in 1723 a mass license was granted, in 1784 a local chaplaincy was established, in 1787 a church and parish house were built. The French occupied and plundered the town in 1810.

1836 and 1855 cholera epidemics occurred. Due to the wooded and beautiful landscape, as well as the quiet traffic conditions, Manhartsbrunn is particularly suitable as a recreational and excursion area. You also have a playground, a sports field, forest paths, a hotel with tennis courts and a guesthouse available.

The market town Großebersdorf lies about 10 kilometers north of Vienna near the Brünner Federal Road. The place was first mentioned in documents as early as 1130. On 22.7.1866 the place Eibesbrunn, which belongs to Großebersdorf, was the center of history for one day when, in House No. 33 (today Brünner Strasse 1), the armistice between Austria and Prussia was signed. At the turn of the century the place was known as "Heudörfl" and served travellers as a hay station.

Großebersdorf lies on the border to the plains of the Marchfeld and the hilly country of the Weinviertel at an altitude of 172 m and has an area of 368 ha.

Viticulture shapes the place; the Kellergasse (cellar district) is worth seeing. Despite the proximity to the federal capital Vienna, the place has retained its rural character.

Traffic connections

A bus stop is about 110 m away. The local train station is about 3.47 km away.

By car it takes about 18 minutes to the Vienna city limits (about 21.00 km). At the S1 motorway exit you are in about 8 minutes (about 6.20 km).

Hand-off

The handover takes place after signing the purchase contract and depositing the purchase price into the escrow account.

Legal info

As a real estate fiduciary we are obligated on the one hand to you as the interested party, and on the other hand to the seller or landlord. Real estate transactions are not everyday small deals, therefore we are obligated to provide information to both the seller and the authorities in case of inconsistencies, about which persons real estate has been offered.

European consumer rights have also been harmonized, thus since 13 June 2014 a written broker agreement is concluded with you as the interested party (formerly this was done verbally and the completion of visitation forms is no longer required). The Association of Austrian Real Estate Industry has also established a detailed information page: http://www.ovi.at/recht/verbraucherrechte-vrug/

Therefore we need your name and your residential address (street, house number - if available: stairs & door - postal code and city) to provide you with detailed documents.
