About this apartment

On a spacious south-facing plot, the Wienerwald villa, which is exceptionally well preserved, was built at the end of the 19th century. The first written building permit dates from the year 1894.

Between 2004-2006 the villa, with consideration for the old building fabric, was revitalized in a thorough manner, inside historical elements were combined with modern living comfort. The upper floor was rebuilt in timber frame construction to a contemporary standard, a tile roof was installed, flashing and gutters renewed and the living space expanded. On the ground floor floors were partly relaid, all wiring, electrical and sanitary installations, sewer and water pipes were renewed. 6 m² solar panels on the roof provide hot water in the transitional period and in summer. Opposite is the dining room, the laid oak parquet in fishbone pattern exudes timeless elegance. Particularly bright and spacious, the bedroom with exceptional round windows and an attached walk-in wardrobe presents itself. The modern bathroom with corner bathtub and shower was fitted with a special walnut floor, whose deep brown gives the rooms a warm, noble radiance. A separate toilet is available. In Room 2 there are dormer windows; all other rooms on the upper floor have a room height of at least 2.70 meters.

The Norbertinum school center is two bus stops away; infrastructural facilities (doctors, bank, supermarkets, shops, schools, kindergarten, gastronomic establishments and much more) and shopping opportunities are within walking distance. Right at the villa begins the cycle path to the Wienerwaldsee recreation area. At about 250 meters distance you are in the Wienerwald with its countless promenades and hiking trails. The Vienna city border (either via Wien – Auhof or via Wien – Liesing) is reachable in a few minutes by car. The train station Tullnerbach-Pressbaum, only a few minutes’ walk away, offers a direct and fast public transport connection both to Vienna-Hütteldorf and to St. Pölten.

Heating is provided by an oil central heating, the 7000 l tank is located in the front yard. A partial cellar with over 23 m² provides storage space.
