The single-family house: This very well-kept property is located in Langenschönbichl, only a few kilometers from the district capital Tulln.

The house with a living area of approx. 150 m² is located directly next to the breakfast pension, which makes "living and working" very easy, without long travel times or tedious traffic.

It was completed around 2017; the property borders wide fields to the south, which provides wonderful plenty of daylight and privacy.

In the basement, one reaches the spacious foyer with a WC via a practical windfang, where the access to the cellar is also located. Through a broad, double glass sliding door one enters the bright and large living-dining room with open kitchen and adjacent pantry. From the living room, the large winter garden is accessible. From there one goes down steps to the small garden. The kitchen, entrance area, WC and pantry are tiled; the rest of the living area is laid with solid wood parquet.

The Danube Cycle Path, with a length of ca. 339 km from Passau to Vienna, is Europe’s most frequented cycling route (see sketch). Annually about 350,000 cyclists travel here.

The roughly 50 km long stretch from Krems to Tulln runs directly through Langenschönbichl and thus ensures good occupancy of the rooms by cyclists.

The house is heated with a modern and energy-efficient geothermal heat pump.

Public transport: Bus line 641/1054 runs and takes you in about 20 minutes to the train station in Tulln, from which you can in about 20 minutes reach Vienna with the Franz-Josef-Bahn (Vienna Heiligenstadt with U-Bahn connection, various rapid trains). The Tullnerfeld train station is also only a few minutes by car away. From there you can reach Vienna and St. Pölten on the West railway in about 15 minutes.
