At first glance everything here seems like a love letter to summer. At second glance you notice that this house actually wants to collect stories for four seasons.

Along the Danube, past small towns, lots of greenery, open windows and that feeling that the city slowly disappears in the rearview mirror. And then you have finally arrived — in the Greifenstein-Altenberg recreation area. With its Danube. Its bathing beach. Its very own summer feeling that somehow works immediately.

From the front the house appears almost pleasantly restrained. It is all the more surprising when you go inside and suddenly realize how much space, light and life are actually hiding here.

The kitchen sits perfectly in its niche, in front of it the large dining area for family, friends and everyone who actually only wanted to stay for a short time. While somewhere outside the garden hums along, you sit here inside surprisingly comfortably and suddenly notice how quiet a day can actually become.

A fireplace connection could additionally provide year-round feelings. Because this house does not only work in July and August. You can just as well imagine autumn mist over the Danube, the first cool morning hours or a winter day when everything outside has become quiet and inside the warmth is waiting. So far it has been heated without problems with infrared panels.

On this level there is also a small bedroom, a bright utility room and a surprisingly handsome bathroom with shower, WC and even two windows.

Up the wooden stairs you finally reach the already developed upper floor. And up there you suddenly find a room you would not expect from the outside. Bright, open, friendly and with this wonderful view out over the little houses towards grassland and rolling hills. Almost a bit like a treehouse for adults.

Perfect as an additional sleeping area, retreat, guest quarters, studio, playroom or simply as the famous “upstairs” that you suddenly will not want to miss later.

The garden is its own chapter anyway. On around 380m² you understand a little better with every step the mood of this place. Raised beds, shrubs, lots of green, everything nicely overgrown and alive in that sympathetic way you cannot buy in one summer. Here it hums, flutters and chirps. Birds, insects and probably also the odd cheeky garden creature feel visibly comfortable — and are obviously very welcome.

Even diligent watering does not make anyone sweat here. A private well provides the garden with water for free.

The pergola appears almost like a small branch office of the house, a little summer living room under the open sky. A place for long evenings, lukewarm nights and conversations that may eventually become completely unimportant. You will probably sit here more often “just five more minutes” — and later wonder why it suddenly is midnight.

And somewhere below the pillar floor also understands surprisingly much about summer. The well-equipped summer kitchen not only saves the constant stair climbing during garden parties — it usually quickly becomes the secret center of the evening.

Right next to it is the homeowner’s small workshop. While on one side cooking, eating and chatting takes place, on the other side work is being done. One cuts tomatoes, another searches importantly for tools and somewhere it is probably just being decided that maybe one will stay one more day tomorrow after all.

And if you are eventually drawn towards the Danube, it is practically right outside the front door here. Swimming, paddling, surfing or simply sitting with your feet in the water and pretending that you still have an awful lot planned for today.

The monthly lease currently amounts to approx. ca. € 238,-- and, considering this house, the garden and the location, seems almost surprisingly down-to-earth.
