About this apartment

This magnificent historic villa was designed in the year 1911 by Karl Grosselfinger, an architect active in Salzburg and Vienna and a contemporary of Otto Wagners. It is located on a property of more than 3000 m², park-like in character, with old-growth trees in the Tulln district of Langenlebarn-Unteraigen, not far from the 3-Hauben-Restaurants 'Das Wolf', which is due to reopen soon. The Langenlebarn train station is within walking distance in a few minutes; with line 60, one reaches the shopping town of Tulln in just five minutes from there, and Vienna Heiligenstadt is about a half-hour drive away. Beside the driveway and the front yard, on one of the plots belonging to the city of Tulln stands the Habsburg Obelisk, which was erected there in 1882 for the 600-year jubilee of the House of Habsburg.

From the wind break and wardrobe one ascends a few steps to the centrally located dining room, which together with the adjacent kitchen forms a cozy unit due to the wood paneling. In the dining area the heating of the stylish tiled stove takes place, which on the side of the living room is clad with elegant cream-white tiles.

In the almost 84 m² living room, in the visually somewhat separated southern part, a open fireplace situated between the magnificent window front provides cozy warmth. On the east side of the living room one also enjoys a wonderful view into the garden through the floor-to-ceiling windows of the elegant bay window. Next to the kitchen, from which one can directly go out onto the terrace and from there down into the garden via a staircase, there is a laundry room with a toilet available for guests.

A sweeping wooden staircase leads to the foyer on the first floor. Here, the future residents have a generous master living area with a bedroom, two wardrobes, a stylish and spacious bathroom with a tub and two washbasins as well as a separate toilet with a bidet. Through a room of about 20 m² one reaches a hall that opens two additional rooms, which are very suitable as children's rooms. Another bathroom, equipped with a shower, double washbasin, toilet and bidet completes the space on this floor.

Opposite the shower bath a wooden staircase leads to the attic. This was expanded in the course of the 1985 extension and received additional roof windows, but still offers ample flexibility, depending on planned use.

The basement level is divided into a corridor, a boiler room, two storage rooms and another room that houses a sauna, shower and WC and from which one can directly access the garden. Two more rooms on this floor are used as living spaces due to their large windows facing the garden.

All windows are double-glazed plastic windows, the south side equipped with exterior blinds. Heating and hot water are provided by a gas central heating system; the Buderus condensing boiler was put into operation in 2014. Cooling in the living areas is provided by an air conditioning system, security in and around the house is ensured by an alarm system. The garden pavilion is not only suitable for sociable hours but also ideal for overwintering plants in the cold season. The swimming pool in the garden can be heated by solar mats on the roof of the garden house.
