Sometimes surprisingly little house is needed to accommodate quite a lot of the good life.

Not far from IST-Austria, the elite university in Maria Gugging, lies this approximately 639 m² plot. Politically, it already belongs to Hintersdorf, but geographically it feels considerably more at home near Klosterneuburg. One of those locations, then, where the municipal boundary says one thing and everyday life says something else.

From the street, the plot initially reveals very little about itself. While many houses in the surrounding area stand directly on the street, this one deliberately keeps to the background. The small wooden house is set well back, nestled into the garden and almost huddled against the forest. It is only when you enter the property and follow the gently descending path that it reveals itself in full.

The street remains at the front, behind it opens the well-kept, pleasantly manageable garden, and at the very end there is not another row of houses, but the forest. The house sits exactly where it feels most harmonious: protected, surrounded by greenery and far enough from the street to withdraw a little from the world. The house is suitable for winter use and is heated by gas heating. It is therefore suitable not only for summer weekends, but can be used all year round. There is a private garage at the front by the street; beneath it is an additional cellar room offering space for garden tools, supplies and all those things that even a small house eventually accumulates with surprising reliability.

Outside, the garden takes over anyway.

There is a private well, which has so far been used for watering the garden. The associated domestic water pump was only renewed in 2026 and still has a warranty. Especially with a plot of this size, this is one of those details one appreciates at the latest during the next dry summer.

Of course, the little house dates from 1970, and of course a new owner may bring their own ideas. But nobody is starting from zero here. The house is standing, it works, it can be heated and it is not waiting for a grand production. Perhaps for a little fresh paint, perhaps for new ideas – above all, though, for people who recognise how pleasantly little one actually needs when so much around it is right.

A manageable house, a well-usable garden and the forest immediately behind it. Close enough to Klosterneuburg to organise everyday life conveniently, and far enough out in the green to simply leave it outside in between.
