About this house
This spacious detached house with a park-like garden, several terraces and many loving details offers private living on a generous plot with plenty of Rau, nature and exceptional residential quality.
Amid the appealing landscape of the southern Tullnerfeld, in the idyllic village of Zöfing, this special property presents itself as an exceptional home for people who value spaciousness, privacy and living close to nature.
The property is situated on a plot of around 3,640m², consisting of four parcels, with approximately one third designated as building land and approximately two thirds as green land. To the north, the property is bordered by the small Tulln. A well-maintained, expansive garden with mature deciduous and coniferous trees gives the property a very special character and creates a quiet, green retreat.
The fully enclosed plot is largely shielded from view and therefore offers a high degree of privacy. The lovingly designed garden combines generous green areas with mature trees and various seating areas, creating the feeling of a private park.
The spacious residential house was originally built from around 1976 and completed by the current owners from 1982 onwards. The occupancy permit was granted in 1987. Built using solid construction, the property extends over three levels – basement, ground floor and upper floor – and offers around 340 m² of usable floor space.
The ground-floor and barrier-free access to the ground floor already ensures a high level of living comfort. The generous floor plan offers numerous possibilities for families, living and working under one roof, or a combination of private and professional areas.
The heart of the house is the approximately 62m², L-shaped living area, which is directly connected to the garden and outdoor areas through its generous windows and terrace doors. Two differently oriented terraces extend the living space and make it possible to enjoy a suitable outdoor spot at any time of day.
The south-facing terrace is situated directly beside the well-maintained front garden and is surrounded by a lush flower garden and a small biotope with a spring stone. From here, a short staircase leads directly into the garden.
A special highlight is the approximately 65m² north-facing terrace. It offers plenty of space for convivial hours, relaxing summer evenings or simply enjoying the view of the extensive greenery of your own garden.
The kitchen is fully equipped with light natural-wood fronts and natural-wood work surfaces and features a cosy dining area. The ground floor also contains two bedrooms, a spacious bathroom with bathtub and a separate WC with bidet.
The upper floor offers another special quality of living. An elegant straight oak staircase leads from the living room to an additional living area and another bedroom.
From here, the way leads to the east- and south-facing roof terrace, which offers an impressive distant view. The view extends over Judenau Castle and the Tullnerfeld towards Krems.
The basement supplements the available space with additional utility and hobby areas. In addition to the technical and building-services rooms, there is a workshop, a workshop and an approximately 40m² tiled room, which can be heated both electrically and with a Scandinavian wood-fired stove and was originally used, among other things, as a therapy practice, offering a wide range of possibilities – for example for hobbies, a studio, office, fitness, guests or other individual uses.
Additional storage space is located in the roof slopes and in a garden-equipment room accessible from outside.
The building was constructed using solid construction. The approximately 38cm-thick external masonry was fitted with approximately 10cm-thick thermal insulation. The windows and terrace doors, predominantly made of mahogany wood, mostly feature modern triple thermal insulation glazing. A particular advantage is the photovoltaic system with around 20 kWp, commissioned in January 2024. The system supports the house’s electricity supply; surplus energy can be fed into the public grid. There is also a charging station for an electric vehicle in the garage.
There are sufficient parking spaces in the forecourt for up to three vehicles. In addition, a covered and enclosed car parking space with direct access is available. The garage can be reached via an electrically operated sliding gate and a paved driveway.
This property combines spacious living, an exceptionally expansive plot, mature trees, numerous terraces, impressive views and versatile rooms.
It is particularly the combination of approximately 3,640m² of land, the park-like garden, the generous living space and the natural yet conveniently connected location that gives this property its special character.
A home for people who value space, privacy and nature while also wishing for good connections to Tulln, Vienna and western Lower Austria.
The property is looking for new, nice owners as of now who appreciate this generous overall package and its residential culture.
