The open height makes the room feel surprisingly spacious, with room for eating together, sitting comfortably, and sleeping. And when you open your eyes in the morning, the greenery is already looking in through the window. The dining table is also a comfortable place to sit when summer takes a break.

The entrance leads into a small vestibule with a fitted kitchen directly adjoining it. The large living-and-sleeping area is on the left, and the bathroom with shower and WC is on the right. A storage room adds to the available space, and there is a utility room beneath the house.

Outside, there are terrace spots right in the greenery. Bring a book, set down your coffee, and take a moment to see what is moving among the leaves. The property directly borders the “Wienerwald–Thermenregion” European conservation area, a bird sanctuary. Forest and nature are simply part of life here.

Water and electricity are available, and heating is electric. The sewer connection is already in front of the house; the connection to the house still needs to be installed. Until then, a functioning cesspit is available.

And although it all feels pleasantly far removed from everyday city life, amenities remain close by. In neighboring St. Andrä-Wördern, you will find everything you need for daily life. Tulln city center or, in the other direction, Klosterneuburg are each around 20 minutes away by car. The rail connection via Greifenstein-Altenberg station also makes the location appealing for short breaks from Vienna.

Swimming fun is also taken care of: the nearby Greifensteiner Altarm, a popular local recreation area for Vienna residents too, invites you to swim and enjoy relaxing hours by the water in summer. First into the cool water, then back up to your own greenery – that is what a summer’s day here could look like.
