The house.

The house was acquired by the current owners in 2014 and has since then been continuously renovated and modernized. It is originally built in 1986, a fully basement ELK prefab house in timber frame construction. Here, for the sake of overview, only a part of the works carried out over the past years can be named:

2017 - Replacement of the windows (triple-glazed wood-aluminum), interior doors, the bathroom and toilet on the ground floor, as well as plastering the walls and repainting.

2018 - Basement extension with new floor tiles including partially electric underfloor heating, preparation of a second kitchen as a bakery in the basement, replacement of interior doors and basement WC, hanging the ceiling with integrated lighting, as well as plastering the walls and repainting.

2019 - Application of an additional full insulation (10 cm, at wooden facade up to 16 cm) and facade design with light wood elements, as well as installation of the large glazing in the dining area and kitchen, installation of a custom DAN kitchen with high-quality stone worktop.

2022 - Renewal of the basement access, as well as the basement door (plastic-aluminum), renewal of the basement windows (triple-glazed, plastic / plastic-aluminum), base insulation of the basement renewed (8 cm), as well as new electric awning on the terrace.

2023 - Renewal of the hot water supply (Vaillant heat pump storage tank - heat pump function since 2025 is out of operation → currently used as electric boiler with support of the installed photovoltaic system).

2025 - Modernization of the photovoltaic system with new hybrid inverter (Huawei), as well as preparation for battery storage and modernization of the main meter cabinet with new acceptance by EVN (extension to 8–10 kWp and storage easily possible).

2026 - Laying of new oak parquet floors on the ground floor, as well as plastering the walls and repainting.

The energy supply is via a 5 kWp photovoltaic system, prepared for an expansion to 8–10 kWp with battery storage, supported. Heating is provided by an air-to-air heat pump (air conditioning with heating function), as well as by a large masonry tile stove on the ground floor. When using this, in combination with the high-quality windows and insulation, heating costs in the past years have been in the three-digit range per year. Current floor plan and energy certificate are in preparation!

The layout.

Ground floor / living level:

The living level is reachable via a few steps in a covered entrance area. Here is a central foyer from which all other rooms are accessed centrally. To the left you will find the fully equipped kitchen with dining area and a beautiful view of the garden and the swimming pond. Directly connected and also with access from the foyer is the large living room. It also has an exit to the terrace with electric sun protection and access to the garden.

To the right of the entrance are the 3 bedrooms (1x approx. 18 square meters and 2x approx. 13 square meters), as well as the bathroom with double sinks, shower and tub. A separate toilet is also accessible from the foyer.

Basement:

The basement is accessible both via an external staircase and via an internal staircase. From a foyer/hall, all rooms are centrally accessible here as well. On the right there is a room that was used as a bakery and has all connections for a kitchen. Furthermore, you will find here a large sports room, as well as a practical niche. With 3 additional storage rooms and a utility room there is plenty of extra storage space. The open area next to the external stairs was recently used as an office and has ample daylight.

The location & the property.

The property is a corner plot in a quiet settlement on the edge of Wiener Neustadt. The property is described as very private due to the house and surrounding greenery and was laid out in the rear area with a breathtaking swimming pond, with very good water quality (currently inhabited with koi carp, as well as turtles). On a wooden footbridge on the right-hand side sits the perfect place to sunbathe. Next to it is a true paradise for children with a climbing tower, swing and sandbox. At the rear there is the garage, as well as one of the two parking spaces. The second parking space is at the entrance to the house.

The nearby amenities are well provided by a Billa supermarket only about 850 meters away. In addition to the main house and the nicely laid-out garden there are a garage, as well as 2 parking spaces on the property.

Via the nearby access to the A2 highway you are well connected in terms of traffic. Public you can reach the Vienna main station via bus and train connections in around 50 minutes.
