LIVING IN THE MILL.

This exceptional property in the Piestingtal in southern Lower Austria impresses with its size, the diverse usage options, and the contemporary, aesthetically appealing design of the newly revitalized 260 m² living tract. THE SCHÜTTKASTEN.

An autonomous room with great potential. The former Schüttkasten (last used as a cinema and later as a gallery) breathes the memory of community, art and storytelling (the last film screening was in 1972). Its generous dimensions (approx. 200 m²) and the special room height open up a variety of development possibilities — whether as an atelier, workshop, gallery, studio or seminar room.

HISTORIC RESIDENTIAL HOUSE.

The former heart of the ensemble (connected to central heating, hot water boiler) functions as a separate living area with approx. 240 m² over 2 levels. Its historic substance is well maintained and intact, and the technical equipment offers room for a modernization with sensitivity. The current furnishings tell of a time of bourgeois nobility and the owners' artistic sensibility: high ceilings, old floorboards and parquet floors, historic tile stoves.

The mill tract revitalized with great care and craftsmanship: approx. 260 m² of finished living space on two levels. POSSIBLE USES

The Kolitsch Walzmühle is a house with history. Its multiplicity of spaces, the three independent buildings and the surrounding nature make it a stage for very different ways of living.

All attics of the ensemble have not yet been developed and represent a significant expansion potential that will be realized under monument protection requirements. The newly built pellet heating system as well as an air-source heat pump reliably serve the current living areas.

Important information about the flood protection project:

In total, € 10,5 Mio. were invested in this project by the Market Town of Waldegg, the State of Lower Austria and the federal government to protect the population.

The Walzmühle is protected according to HQ100 Zone (100-year flood). The buildings were not affected by the floods of the past years.
