About this house

The house has an area of approx. 160 m² per floor, with the residential floors comprising the ground floor and the first upper floor, and the second upper floor containing ancillary and work rooms. The cellar, which has daylight, and the spacious attic could be further developed.

Through the second staircase, a separate access and thus also use of the upper floors is possible.

Heating is provided by an oil central heating system, the beautiful historic tiled stoves and the large open fireplace in the entrance hall have been preserved in their original state.

The room layout corresponds to the requirements of stately living at the beginning of the 20th century and can be adapted and used flexibly for different purposes.

The property derives special charm from its park-like plot of over 3,400 m² with old trees and a variety of plants. There are sunny and sheltered areas here that invite you to linger.

Both the exterior appearance of the house and the equipment of the rooms with many elaborate historical details have been preserved in their original state and are in surprisingly good condition. The kitchen and the sanitary rooms as well as their equipment date from the 1980s.

Several generous living rooms, bedrooms, guest rooms and bathrooms are available on the two main levels. The 2nd upper floor was used by the artistically inclined previous owners as a library, archive, office and workrooms.

From all levels of the house one has a fantastic view over the village and to Werfen Castle and the imposing Tennengebirge rising behind it.

In addition to its historical significance as one of the oldest preserved castles from the 12th century, which was built by the Prince-Archbishops of Salzburg, and the current cultural activities, Werfen Castle also served as a filming location for the Hollywood classic 'Agenten sterben einsam' (orig. 'Where Eagles dare') starring Richard Burton and Clint Eastwood.

It is particularly worth mentioning the locally renowned top gastronomy. The 4-hochfeins restaurant of the Obauer brothers has been one of the best restaurants in Austria for many years, as has the 'Genießerrestaurant Döllerer' in neighboring Golling.

Due to Werfen's location near the Tauern motorway, which connects Salzburg with the south (Italy, Slovenia and Croatia), the festival city of Salzburg and Salzburg Airport can be reached in just approx. 30 min. The surrounding ski areas can be reached in a few minutes.

    • The distance to Munich is just under 2 hours, to Lake Wörthersee it is 1 1/2 hours and to Trieste and the popular resorts of the northern Adriatic approx. 3 hours.

Finally, it should be mentioned that the entire plot is designated as building land and additional buildings, such as garages, studios, guest house or independent residential buildings would be possible. The value of the land alone represents a large part of the estimated purchase price.

With its spectacular location and its romantic-alpine architectural style, the Wispelhof represents a rare offering on the real estate market in the Austrian Alps.
