This modular house is planned according to your wishes, prefabricated at the factory and delivered fully finished to your property. Do you already have a building plot? Then we can get started. Are you still looking for one? We will be happy to help you with that.

Instead of a construction site lasting over a year, you have a fixed price, a clear schedule and a monthly instalment that you can count on from the start. No organising tradespeople, no nasty surprises: you move into a finished house. And with every instalment, you pay off your own house, not someone else’s apartment.

What you see here is a sample example. You plan the size, floor plan, roof shape, façade, floors, bathroom and kitchen yourself, entirely according to what you need. Whether a large children's room, an office for working from home or a guest room: your house will be just the way you live.

Tour of the show house

You enter the entrance hall via a private access path, where jackets and shoes have their place. There is a separate WC right next to it. From the entrance hall, you go directly into the bright living and dining area, the heart of the house.

With around 28 m² for living and the kitchen, there is enough space for a large dining table, a comfortable corner sofa and weekend guests. The 2.50 m wide patio door opens the room onto the terrace. From spring to autumn, it becomes a second living room.

A short hallway leads you to the quiet part of the house: the bedroom with 13.40 m² and two further rooms with 11.36 m² and 10.30 m², as children's rooms, an office, hobby room or guest room.

There is also a bathroom and a separate utility room for the washing machine, dryer and building services. All rooms are on one level, with no steps between them. This is convenient in everyday life and suitable for every stage of life.

Construction of the house

The house is built from a galvanised steel-frame construction with 200 mm stone-wool insulation, planned according to the klimaaktiv-GOLD standard. It is heated with an air-source heat pump and hydronic underfloor heating; hot water comes from its own boiler. The windows are triple-glazed and have electric shutters. This means low heating costs and a pleasant indoor climate.

Included in the price:

• the turnkey house with finished floors, interior doors, walls and ceilings
• a bathroom with shower, WC, washbasin and bathroom furniture
• the air-source heat pump with underfloor heating and hot-water boiler
• triple-glazed windows with electric shutters and insect screens
• the electrical and sanitary installations
• screw foundation, delivery, crane and assembly
• sewer, water and electricity lines on the property
• steps and path to the front door
• a terrace ready for the final surface, approx. 3 × 6 m, meaning the substructure without the surface covering.

Available for an additional charge are

Kitchen, photovoltaic system with storage, carport, terrace covering, air conditioning, smart home and built-in furniture.

The property as well as the fees for the building permit and the municipality's connections are not included.

What is actually incurred monthly:

In addition to the loan instalment, there are ongoing costs for heating, hot water, household electricity, water, sewerage and waste. For a 2-person household, we calculate approx. 160 € per month. With an optional photovoltaic system with storage, it will be less.

The actual costs depend on your consumption and your municipality's fees.

Good to know:

The house is delivered in modules. The property must therefore be accessible for a special transport vehicle and a crane. A crane company will inspect this on site before the contract is concluded.

The house is ready for occupancy in approx. 6 months from the order; planning and the building permit come beforehand. Payment is made in instalments according to construction progress under the Austrian Developer Contract Act, so you only ever pay for what has already been built.
