NEW: Fee exemption when buying property:
Since 1 April 2024 buyers of real estate can be exempt from the land register entry fee for ownership rights up to a basis of 500,000 euros per person and from the fee for the entry of the mortgage up to a basis of 500,000 euros overall (1.1% of the purchase price or 1.2% of the mortgage value). If the basis exceeds 500,000 euros, only the portion exceeding is subject to the entry fee. From a basis of 2 million euros the exemption completely expires. Applications for entry in the land register must be submitted between 1 July 2024 and 30 June 2026. The exemption requires both the registration of the primary residence in the acquired property and the relinquishment of the rights of residence in the previous dwelling. In credit-financed purchases more than 90% of the loan must be used for the purchase or renovation of the property. The acquired home must be occupied for five years; if it is sold earlier or the main residence is given up, the fee is reimposed.
