High above the southeast Styrian hill country, at 745 meters above sea level and in an absolutely quiet location near the Stubenbergsee, this Tuscany villa lies like a small refuge between expanse and security. History meets new life

Originally built in 1957 and extended by one storey in 2005, the approximately 130 m² Tuscany house underwent a comprehensive renovation in 2025. With great sensitivity, the original charm of the house was preserved while contemporary living comfort was created: The floor-ceiling between the ground and upper floor was renewed, both levels received underfloor heating, and an energy-efficient air heat pump provides cozy, sustainable warmth all year round.

Flooded with light and spacious

The generously laid-out floor plan and the light-filled rooms create an atmosphere that immediately captivates. Noble travertine adorns the entrance area and the two modern bathrooms with stylish fittings, while real parquet gives the living areas their warm, natural elegance, a choice of materials that skillfully combines understatement and quality.

The undisputed highlight of the house is the panorama room on the upper floor: surrounded by glass fronts on three sides, it opens the view far across the hill country of southeastern Styria. Whether as a bedroom, living room, study or a personal retreat, this room can be used entirely according to one's own wishes. One bedroom on the upper floor also has its own east-facing balcony for the first coffee in the morning light, while from the anteroom you can reach the west terrace and the sunny garden directly via a staircase.

A garden like on holiday

The terraced garden presents itself park-like with well-kept pathways, stone cladding and steps. A small swimming pond with a sunbathing area as well as its own biotope, supplied by the house's own well, create an idyll that is otherwise only known on vacation. Nature hedges, old stands of trees, vines and smaller bushes surround the property on all four sides and provide privacy and quiet in every direction.

The former garage has been cleverly repurposed: As a carport with an attached wooden pavilion, it now serves as an atmospheric meeting zone with a truly grand view, the perfect place for family gatherings at any time of day or night.
