With the object presented here, a generous multi-generation house in the noble Tyrolean country-house style was created, sunny and quiet all day. It impresses with high quality in all areas and a clever room concept. Skillfully implemented woodwork gives the home a wonderful feel-good flair; beautiful, Scandinavian-style, lye-treated wood planks made from Siberian larch, stunning exposed roof trusses, and various reclaimed timber elements draw the eye to themselves. In careful coordination, all bathrooms and the entrance area were finished with travertine in elegant gray tones, which was also used on the ground floor of the exterior facade.

Via the large, paved driveway, one reaches the ground-level entrance located in the basement of the house; to the right and left there are two garages, each offering enough space for two large vehicles and sports equipment.

In the outdoor area there are four additional parking spaces available.

The entrance area with a wardrobe leads to the wine cellar as well as the utility, technical and storage rooms, which offer well above-average storage space.

A passenger lift allows easy access to the two upper floors.

On the ground floor, the foyer with a wardrobe welcomes you, from which one enters to the east a bedroom with en suite and to the west the wellness area with shower and toilet, which provides direct access to the terrace and into the garden.

On the front side there is a nearly 100 m² apartment, with a living/dining area and two bedrooms, each with en suite bath/WC.

Each of these three rooms provides access to the 40 m² balcony, which offers a magnificent view.

On the attic floor is the heart of the home, the living-/dining room with a kitchen area and a pantry, whose adjoining balcony offers an extremely cozy seating area for intimate moments, and the incredible Kaiserblick completes this unique ambiance.

Additionally on this level is the master area, consisting of a bedroom, dressing room and bathroom, as well as another bedroom with its own bathroom, and a foyer with wardrobe and guest WC. Furthermore there is an additional room here, which can be used as a children's room or as an office. The underfloor heating is supplied exceptionally efficiently and cost-effectively via an air heat pump.
