House with history and atmosphere - the "Nagelschmiedhaus" - nicely located, top infrastructure

The old “Nagelschmiedhaus” is idyllically nestled in a small, open, established residential area of Vorchdorf. Thanks to the shape of the building and the sophisticated planting, the property offers the highest level of privacy. The well-maintained and thoroughly well-kept condition makes this property a valued “one-of-a-kind” with history.

The living area is approx. 150 m².

The infrastructure is excellent: school, kindergarten, all major supermarkets – everything within 300 m, so within walking distance.

The house is first mentioned in the first half of the 19th century. In 1927, this “original” house was extended upwards and thereby largely acquired its present form. It was taken over by the parents of the current owners in 1955. They lived in the house until their death, lovingly cared for it and kept it in good repair.

The descendants, who are also the current sellers, continued to care for the house and used it as a second residence.

The ground floor essentially contains a kitchen, living room, bathroom and office, as well as some usable space, such as a boiler room, workshop and garage. An outside cellar built into the slope is almost reminiscent of a wine-cellar entrance in the Wachau. The house itself also has a small cellar.

A beautiful internal staircase leads to the upper floor with three further rooms and a bathroom. The hillside location and sophisticated construction mean that the upper floor opens onto a large terrace. A wonderful place, also with an external storage room, e.g. for garden furniture or a barbecue. There is an outside staircase, allowing quick access to the garden (or to the “wine” cellar).

And there is another floor above – the attic: The stair area with the mansards is particularly charming – a cosy reading nook or similar directly beneath the roof window would make an excellent retreat.

The attic contains a very spacious room, currently used as a bedroom. In addition, there is a large attic storage area and two smaller attic rooms.

Heating: The house is currently heated with an oil-fired central heating system (built in 2011) and radiators. The upper floor also has a tiled stove extending across two rooms, and there is an auxiliary stove in the kitchen.

The property already also has a district heating connection. Good internet speed is provided for – a fibre-optic connection is already available on the property.

There are occasionally houses that radiate a cosy atmosphere as soon as one enters them – in my opinion, this is once again one of them. Simply view it and let it take effect.
